Mega projects are beginning to take shape: Construction is now underway at Modon Ras El Hekma, SouthMed is bringing parts of the destination online with beaches, restaurants and a full roster of events even before full completion, and Qatari Diar's Alam Al Roum has moved into the planning and early execution phase. The progress marks an important milestone for three of the largest mixed-use developments on Egypt's Mediterranean coast, all of which are betting on year-round tourism, internationally branded hospitality, and overseas homebuyers as they seek to transform the North Coast into a global destination.
Ras El Hekma moves into construction: It’s full-blown construction at Modon this year as the project begins the execution phase after taking delivery of around 13.8k feddans for phase 1 and awarding its first major infrastructure and construction contracts. The developer awarded a EGP 10 bn infrastructure package to a consortium of Rowad Modern Engineering and Consolidated Contractors Company (CCC) to deliver roads and utilities for Wadi Yemm, the project's first district, while also awarding major construction packages to Orascom Construction and Hassan Allam Construction.
Global hospitality brands anchor the first phase: Hospitality is taking center stage from the outset. Alongside Montage Ras El Hekma, Modon recently unveiled Nammos Ras El Hekma, bringing the internationally renowned Greek lifestyle brand to Egypt for the first time. The development will feature 72 branded residences alongside a Nammos resort, restaurant, beach club, and Nammos Village, an integrated retail, dining, wellness, and entertainment district.
A major new project takes shape inside the Ras El Hekma triangle: Palm Hills Developments has partnered with UAE-based private developer Miran Hills Real Estate to launch Hacienda Ras El Hekma at km 238 within the Ras El Hekma triangle. The launch follows Miran Hills' signing of a development agreement with Ras El Hekma Urban Development Project Company, the master developer of the destination, securing the rights to develop a prime beachfront plot with more than 4.8 km of coastline along Egypt's North Coast. The site was previously known in the market as the Disney Land plot. Palm Hills Chairman and CEO Yasseen Mansour appeared on Amr Adib's show El Hekaya a few days ago to promote the project (Watch, runtime: 47:03).
SouthMed comes to life: Talaat Moustafa Group (TMG) continues to develop SouthMed across nearly 25 mn sqm between km 165 and 170 on the Alexandria-Matrouh Road near Alamein International Airport. Planned as a year-round Mediterranean city, the development will include branded hotels and residences, including a Four Seasons, as well as entertainment, sports, and healthcare facilities.
SouthMed began activating parts of the development last year, well ahead of completion. This year Kyma Beach is hosting concerts and entertainment events throughout the summer season. The early rollout reflects TMG's strategy to create a destination that attracts visitors from day one. The masterplan also includes an 8 km beachfront, more than 107 km of lagoons, an international marina, an 18-hole golf course, and extensive retail and entertainment districts. Demand for SouthMed has been strong. According to company statements, SouthMed has sold more than 25 k out of 60 k units since launch in 2024 at a value of over EGP 500 bn, of which approximately EGP 94 bn was booked in the first half of 2026 alone. The strong demand led to price increases of around 40% over the past two years. TMG is also offering attractive payment plans with up to 15 years financing vs the industry standard of 5-8 years.
Qatari Diar enters the race with Alam Al Roum: Qatari Diar is also advancing one of the North Coast's largest upcoming developments. The Alam Al Roum project spans around 4.9k feddans — more than 20 mn sqm — with a 7.2 km Mediterranean waterfront. The project has moved from the agreement stage into planning and early execution after Qatari Diar took over the first phase of the land. The company has appointed Skidmore, Owings & Merrill (SOM) and SWA to prepare the masterplan, which will include residential neighborhoods, hotels and resorts, lagoons, a golf course, an international marina, educational and healthcare facilities, and retail and entertainment districts.
The competition is shifting from selling vacation homes to building global destinations: Together, the three developments reflect a broader shift in how Sahel is being built. Rather than launching standalone summer resorts, developers are creating integrated coastal cities offering year-round services. Their scale and breadth of amenities are designed to extend the tourism season, increase year-round occupancy, and attract a growing number of international homebuyers alongside tourists, positioning the North Coast as a Mediterranean destination capable of competing with established global leisure markets.
