Net foreign assets narrow for first time in three months

Good afternoon, friends, and congratulations on making it to the end of the week. We’re in for a hot weekend, but we’re looking forward to cooling down nonetheless.

THE BIG STORY TODAY-

Net foreign assets (NFAs) in Egypt’s banking sector shrank for the first time in three months by nearly USD 583 mn to hit USD 17.9 bn in August, marking a 3.3% m-o-m decrease, according to data from the Central Bank of Egypt. On an annual basis, our banking sector almost doubled its net foreign assets, compared to USD 9.7 bn in August 2024, according to CBE’s historical data.

Why do NFAs matter? Think of NFAs as the banking system’s core financial buffer — the net difference between the foreign currency banks hold (assets like USD and EUR) and what they owe to entities abroad (liabilities). A positive and growing NFA signals health: a strong capacity to cover import bills. In that case, the EGP will generally hold steady or even appreciate. But when NFAs shrink or turn negative, it means we owe more FX than we hold — and that’s when the EGP tends to slide against key foreign currencies.

Behind the dip: “The NFA narrowing was due to a decline in banks’ foreign assets by c. 2% m-o-m, which we attribute to the regular m-o-m liabilities. It is worth mentioning that Egypt imported LNG shipments in August, as August represents its peak month of electricity consumption, and paid USD 306 mn of its dues to the International Monetary Fund (IMF) in the first week of August,” HC’s Heba Monir told EnterpriseAM.



THE BIG STORY ABROAD

Global headlines are following the Gaza-bound humanitarian aid flotilla currently unlawfully detained by Israeli forces. In what activists and international observers are calling a flagrant violation of international law, Israeli naval forces intercepted and boarded dozens of civilian vessels carrying humanitarian aid to Gaza. Over 150 activists from more than 20 countries have been detained in international waters, including Swedish climate activist Greta Thunberg and Nkosi Zwelivelile Mandela, grandson of South African anti-apartheid activist Nelson Mandela.

The Global Sumud Flotilla set sail to deliver desperately needed food, meds, and water filtration equipment to Gaza’s starved population. Flotilla organizers condemned Israel’s deployment of water cannons, scrambling of communications systems, and boarding of the flotilla vessels as an act of piracy.

The seizure of the vessels sparked immediate global backlash and protests across multiple continents. Turkey denounced Israel’s actions as “an act of terror,” Colombia ordered the expulsion of Israel’s entire diplomatic delegation and terminated the country’s freetrade agreement with the occupying state, and Malaysia stated that “Israel has shown utter contempt not only for the rights of the Palestinian people but also for the conscience of the world.” Protests erupted in cities in Italy — where major labor unions called for a nationwide general strike — as well as in Belgium, France, Germany, Greece, Spain, Turkey, and Argentina.

As detained activists face deportation, Israel’s defense minister issued what he called a last chance for Palestinians to flee Gaza City, stating that “those who remain [will be considered] terrorists and terror supporters.” The Israeli military has closed Al Rashid Street, Gaza’s main coastal highway, further tightening the noose around the city. The Red Cross and Doctors Without Borders have both suspended operations in Gaza City as the humanitarian catastrophe deepens.

Despite Israel’s efforts, flotilla organizers report that approximately 23 vessels continued sailing toward Gaza as of publication, determined to complete their mission. (NYT | Reuters | CNN)

Egypt is becoming a hot spot for ultra-wealthy property investors

?️ Egypt is quickly becoming one of the MENA region’s most attractive real estate markets, with high-net-worth individuals (HNWIs) from around the world showing serious interest in the country’s residential and commercial properties, according to a report by Knight Frank. The Destination Egypt report, released this week, surveyed HNWIs from Germany, the UK, the US, Saudi Arabia, and the UAE to gauge their appetite for Egyptian property investments.

Why Egypt? History and culture are the biggest draw, mentioned by 72% of global HNWI respondents. The country’s summer sun and beach scene appeals to 35% of investors, while its warm climate attracts 33%. Affordable entertainment and shopping (27%) and a family-friendly vibe (25%) add to Egypt’s appeal, with business prospects also playing a role (16%).

Residential real estate took the lead, the survey shows, with 61% of GCC-based HNWIs choosing it as their top sector preference. Branded residences aren’t far behind at 45%, while office spaces captured 49% of interest.

Among global HNWIs planning residential purchases, the New Administrative Capital emerged as a clear frontrunner, attracting 33.9% of potential buyers. Surprisingly, the North Coast came in second at 28%, followed by New Cairo at 27.1%. Other notable locations include New Zayed, Mostakbal City, New Alamein City, and Capital Gardens, raking in between 25-27% of interest.

It’s all about second homes. Just over half of GCC HNWIs plan to use their Egyptian properties as second homes or holiday getaways, taking advantage of the country’s coastal areas. Just 20% are looking for main residences, while 13% see their purchases mainly as investment windows for capital gains. Smaller numbers are interested in buy-to-let properties, retirement homes, and places for their children or extended family. The availability of coastal properties has emerged as the main draw for both global and GCC investors considering residential purchases in Egypt.

For branded residences specifically, purchasing appetite differs between UAE and Saudi HNWIs. Among UAE-based investors, 36% expressed interest in branded residential purchases, compared to 49% of Saudi HNWIs. 81% of global HNWIs indicated that they were likely to purchase a branded home in Egypt, compared to just 16% who consider it unlikely. Quality and finish of units, along with flexibility in year-round usage were the most important factors for home buyers. Wellness amenities and essential services, including maintenance, concierge services, and security also play crucial roles in investment decisions. Additional draws include the potential for strong returns, on-site dining facilities, hotel brand reputation, and loyalty program benefits.

Different strokes for different folks: What matters to investors depends on where they’re from. Saudi HNWIs are most interested in attractive property prices (33%), high quality infrastructure (33%), and family-friendly lifestyles (31%). UAE buyers care most about coastal locations (32%), trusted developers (26%), and luxury lifestyle options (24%). UK and US respondents are mainly focused on property pricing and infrastructure, while German investors put more weight on Egypt’s cultural and historic attractions (24%), along with coastal options.

Investors have different timelines: Some 17% of surveyed HNWIs are planning to buy property in Egypt during 2026. Another 20% expect to make their move within the next two to three years, while 5% are looking at a four- to five-year window, and 3% are thinking even further ahead. That said, there’s still quite a bit of uncertainty. About 13% of respondents aren’t sure about their plans yet, and 42% aren’t currently interested in buying Egyptian property.

These investors mean business (budget-wise). The report highlights some pretty impressive budgets among potential investors, with HNWIs from Germany interested in spending USD 17.7 mn, from the UAE USD 16.2 mn, from Saudi Arabia USD 9.4 mn, from the UK USD 5 mn, and from the US USD 400k. For branded residential properties specifically, 24% of global HNWIs are prepared to spend under USD 1 mn, while 20% have budgets in the USD 20-30 mn range, and 16% target the USD 2-3 mn bracket.

Netflix's latest crime-thriller limited series explores family ties, highlighting a fraught dynamic between two brothers, portrayed by leading actors Jason Bateman and Jude Law. Centered around the eponymous bar-restaurant, Black Rabbit offers a dark and unflinching look at loyalty, betrayal, revenge, and the thin line between forgiveness and self-destruction.

Black Rabbit is co-founded by two middle-aged brothers: Vince (Bateman) and Jake (Law) Friedken. Years later, Jake, a put-together, polished restaurateur with a busy schedule, is left running the show while his older brother Vince is off in Reno, broke, addicted, and drowning in gambling debt. At 52, Vince is weighed down by a history of impulsive choices and a reckless lifestyle, and his reemergence in his brother’s life feels like a constant test of how often he will slip up before Jake finally refuses to pick up after his messes.

Jake and Vince have a complicated relationship, deeply bonded by a traumatic childhood — courtesy of an abusive father — but clashing in their approach to responsibilities, money, and life in general. They understand each other better than anyone else, but resent each other just as much. Despite the tension, their brotherhood seems unbreakable. As the show progresses, the audience becomes intimately aware of the brothers’ strengths and weaknesses, begging the question of which category their love and loyalty for each other would fall into.

The eight-episode series cultivates suspense through inverted storytelling and flashbacks. The show opens with a celebration set in the Black Rabbit, interrupted by two armed, masked men attempting a robbery. Each hour-long episode uncovers secrets that delve into the ambitions, loyalties, and treacheries of characters beyond the brothers. While the story is exciting, some viewers may feel like the plot stalls in the face of unnecessarily long scenes padded by an overdeveloped dialogue and underdeveloped story.

The show’s strong point is the chemistry between Bateman and Law. It’s a solid family-crime drama that keeps us on the edge of our seats through the quicksand of turbulent family dynamics.

Meanwhile, the Blues languish in eighth place with as many points, in desperate need of a victory to improve their position and stay in the title conversation after back-to-back league defeats.

Los Blancos look to build on European momentum: Real Madrid is set to host Villarreal at the Santiago Bernabéu for the eighth round of La Liga at 10pm on Saturday.
