Another sign Dubai\u2019s developers aren\u2019t hitting the brakes:<\/strong> Emaar is preparing to launch what could be one of the largest master-planned developments in the emirate\u2019s history. The developer has unveiled plans for an AED 200 bn mixed-use project designed to house nearly 150k residents, according to a statement<\/a>.<\/p>\n

Think less neighborhood, more city: <\/strong>Emaar says the development will combine residential, commercial, education, retail, hospitality, and civic assets in what it\u2019s calling \u201ca city within a city.\u201d The masterplan will span more than 4.5 mn sqm and be structured across five districts.<\/p>\n

Emaar has yet to disclose the location, launch timeline, or number of units<\/strong>, though it says a detailed announcement is \u201cimminent.\u201d<\/p>\n

Why it matters<\/p>\n

The announcement is the latest sign that major developers are still doubling down on large-scale projects<\/strong> despite regional tensions and signs of a cooling property market<\/a>. This week alone, AHS Properties acquired the Shangri-La Dubai for AED 1.1 bn<\/a> and is planning an AED 25 bn mixed-use project, while Beyond Developments launched its AED 4 bn The Yards masterplan<\/a>. Sharjah\u2019s Alef Group also unveiled an AED 4 bn waterfront development in Al Mamzar.<\/p>\n

The pipeline keeps growing: <\/strong>Recent months have seen Majid Al Futtaim unveil an AED 62 bn<\/a> community in Dubai South, Aldar announce plans for 20 mn sqm<\/a> of residential and mixed-use developments in Abu Dhabi, and Brookfield and Alshaya unveil plans for a 480k sq ft mixed-use project<\/a> in Dubai Hills.<\/p>\n

It\u2019s also a vote of confidence from Emaar in Dubai<\/p>\n

The launch comes as the developer expands across the region<\/strong> with new projects in Saudi Arabia and Egypt<\/a> and plans to invest up to USD 18 bn<\/a> in Syria.
