The UAE had previously <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/02\/04\/this-morning-emirates-nbds-60-rbl-takeover-needs-fresh-approval-the-dubai-loop-will-be-bigger-than-we-thought\/\" style=\"\">rolled over a USD 2 bn deposit<\/a> until 17 April after multiple extensions. Separate support has also included a USD 450 mn loan dating back to 1996, and a further USD 1 bn deposit in 2023 to help Pakistan meet IMF-related funding needs.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Why now?<\/strong> The repayments come as Islamabad awaits a fresh USD 1.2 bn IMF disbursement under its bailout program, which would help cushion reserves.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>How it\u2019s being managed: More Gulf capital. <\/strong><a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/ksa\/2026\/04\/16\/this-morning-pifs-five-year-strategy-inches-closer-to-the-light\/\" style=\"\">Last week<\/a>, Saudi Arabia extended a new USD 3 bn loan to help Pakistan meet an equivalent repayment to the UAE, while also rolling over its existing USD 5 bn deposit for a longer term.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<hr style=\"height:2px;border-width:0;color:gray;background-color:gray\">\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><a id=\"wwtt3\"><\/a>  <strong>Washington has signaled it would help the UAE but s<\/strong><strong>topped short of <\/strong><strong>agreeing to a currency swap<\/strong> <strong>for now<\/strong>, <a target=\"_blank\" href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-04-20\/us-would-likely-help-uae-financially-if-needed-hassett-says-mo78zgyj\" style=\"\">Bloomberg<\/a> cites White House National Economic Council Director Kevin Hassett as saying.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>A swap \u201cprobably won\u2019t be necessary yet,\u201d <\/strong>Hassett said, adding that \u201c[t]he UAE has been an incredibly valuable ally,\u201d and the US Treasury would \u201cmake every effort to help them out, should that be necessary.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>ICYMI- Earlier this week, the US and the UAE <\/strong><strong><a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/04\/20\/this-morning-abu-dhabi-eyes-bringing-mubadala-and-limads-china-focused-assets-under-one-umbrella-reports-swirl-of-uae-egypt-eyeing-moroccan-tourism\/\" style=\"\">were reportedly in talks<\/a><\/strong> <strong> over a financial backstop if the regional war continues.<\/strong> While no formal requests were made at the time, the Central Bank of the UAE governor floated the idea of a currency-swap line to boost UAE foreign reserves, which could take a hit if the conflict drags on.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">Data point<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><a id=\"wwtt2\"><\/a> <strong>AED 1 bn \u2014 that was the value of monthly financing approvals made by <\/strong><strong>Emirates Development Bank (EDB)<\/strong>, a new high for the state lender as it expands funding for the UAE\u2019s industrial agenda, according to a <a target=\"_blank\" href=\"https:\/\/edb.gov.ae\/posts\/edb-reaches-aed-1-billion-in-monthly-approvals-anchoring-the-uaes-industrial-resilience\" style=\"\">statement<\/a>. The approvals were concentrated across EDB\u2019s five priority sectors: manufacturing, food security, renewable energy, healthcare, and advanced technology.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The record funding comes against the backdrop of strain on industrial sectors and SMEs in the UAE <\/strong>since the war led to supply disruptions and price increases. <a target=\"_blank\" href=\"https:\/\/edb.gov.ae\/posts\/edb-injects-aed-20m-daily-to-sustain-uae-business-operations-and-market-stability\" style=\"\">Earlier this month<\/a>, EDB said it was injecting an average AED 20 mn a day into the economy, while a <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/04\/13\/an-aed-1-bn-export-financing-framework-more-food-supply-localization-and-uae-energy-back-on-the-intl-radar\/\" style=\"\">separate partnership with ADEX<\/a> is set to unlock AED 1 bn in export financing for UAE manufacturers. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\"> The big story abroad<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>US-Iran talks are <\/strong><strong><a target=\"_blank\" href=\"https:\/\/www.wsj.com\/livecoverage\/iran-war-israel-us-strait-hormuz-2026\" style=\"\">reportedly on track<\/a><\/strong><strong> for later this week in Islamabad. <\/strong>Tehran will reportedly dispatch a negotiating team today, though it remains unclear who will lead it. US President Donald Trump said the two-week ceasefire <a target=\"_blank\" href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-04-20\/trump-says-iran-truce-extension-unlikely-hormuz-to-stay-blocked?srnd=homepage-middle-east\" style=\"\">will expire<\/a> on Wednesday evening Washington time and that an extension is unlikely. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Meet Apple\u2019s new CEO: <\/strong>After much speculation about who would lead the iPhone maker after CEO Tim Cook steps down, Apple\u2019s board of directors <a target=\"_blank\" href=\"https:\/\/www.apple.com\/newsroom\/2026\/04\/tim-cook-to-become-apple-executive-chairman-john-ternus-to-become-apple-ceo\/\" style=\"\">has named<\/a> John Ternus, the current senior vice president of hardware engineering, to lead the tech giant starting in September. We will be closely watching what he says about reshaping monetary policy amid a shifting global economy. 20%<\/a>, and activity surging in recent months as buyers look at it as an attractive alternative to the squeezed real estate markets of Dubai and Abu Dhabi. Megaprojects like the USD 5.8 bn Wynn Resort have also helped support the long-term outlook for the emirate.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Sales prices <\/strong><strong><a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/02\/19\/sales-prices-outpace-rents-in-rak-as-2027-handovers-loom\/\" style=\"\">rose 32% y-o-y last year<\/a><\/strong><strong>, while rents climbed 25%<\/strong>, as record tourist numbers also drove momentum.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Now, the regional conflict has put a spanner in the works of more than one sector.<\/strong> The UAE\u2019s energy and financial services sectors have taken a hit, and a similarly depressing trend in tourism could be throwing RAK\u2019s ambitions into turmoil \u2014 especially as the emirate gets much of its demand from foreign investors and tourists.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Purchases have dipped since the war started<\/strong>, even though they were rising significantly in previous months, one broker who chose to remain anonymous told us. The emirate was seeing even more activity than popular hotspots like Dubai South at times, but since the conflict started, transactions across all emirates dipped sharply, and RAK was not spared, they added.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Others chalk this up to a typical seasonal dip rather than any structural shift away from the emirate<\/strong>, real estate broker Mohamed Gamal told EnterpriseAM. \u201cThe current situation has made buyers more cautious, but demand remains strong because RAK offers higher rental yields and lower entry costs compared to more saturated markets\u2026 Before the conflict, demand was peaking.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The main problem is foreign investor demand.<\/strong> International investors could hold back on purchases, but this would likely point to a \u201cpostponement rather than a permanent reduction in demand,\u201d Cavendish Maxwell research manager Ali Siddiqui told us.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>International investors make up 70% of sales at RAK Properties<\/strong>, the largest real estate developer in the emirate, CEO Sameh Muhtadi told <a target=\"_blank\" href=\"https:\/\/www.agbi.com\/real-estate\/2026\/03\/rak-properties-outlines-plan-as-iran-war-tests-market\/\" style=\"\">AGBI<\/a> recently. He expects that many people who are \u201cfamiliar with the UAE\u201d will realize that this is a \u201ctemporary glitch,\u201d and that demand from the local market will continue to remain resilient.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>A bigger focus on the local market\u2019s needs could help: <\/strong>\u201cWe\u2019re diversifying. That\u2019s a healthy direction. Our branded apartments will continue to be offered to an international market, but we\u2019re also going to address the local market,\u201d he said, noting that one of their biggest current projects is a \u201chuge\u201d landbank earmarked for family homes for UAE residents.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>As for new projects?<\/strong> \u201cDevelopers and investors may reassess market conditions, demand forecasts, and financial feasibility before committing,\u201d Siddiqui told us. RAK Properties, for one, hit pause on new launches for now, delaying them until May with the hope that the situation will be clearer then, AGBI quotes him as saying.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">The good news is\u2026<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>\u201cThe fundamentals that made RAK a hotspot haven\u2019t changed,\u201d<\/strong> Gamal told us. \u201cThe unique landscape and investor friendly 100% ownership laws are still the backbone of the market,\u201d adding that the conflict is \u201ctemporary noise,\u201d rather than something that would cause a 180 re-think. Siddiqui also sees \u201caffordability [continuing] to be the emirate\u2019s primary competitive advantage,\u201d saying that this value proposition hasn\u2019t changed. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Its low prices will likely continue to work in its favor, with some shifting their attention to the emirate recently<\/strong>, Gamal said<strong>.<\/strong> \u201cNow, the market belongs to savvy, long-term investors. While some are selling below market price due to fear, [advantage] hunters are stepping in to secure the best [agreements],\u201d he added.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Work on megaprojects \u2014 a key pillar of RAK\u2019s diversification drive \u2014 is also pushing ahead: <\/strong>Gamal flagged the importance of the bn USD mega projects like the Wynn Al Marjan Island resort, construction work for which paused briefly at the start of the conflict, but was <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/03\/12\/this-morning-a-mubadala-arbitration-w-forces-a-private-foundation-into-insolvency-iea-greenlights-opening-up-the-emergency-reserves\/\" style=\"\">back on track soon after<\/a>.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The outlook is positive \u2014 provided that stability returns soon.<\/strong> \u201cIf stability returns relatively quickly, RAK\u2019s real estate sector is well-positioned to absorb any near-term challenges,\u201d Siddiqui said.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>As of a few weeks ago, there were no other reports of tourism-linked real estate developments being paused<\/strong>, Siddiqui told us, adding that hotel projects with funding already in the pipeline and spades already in the ground were unlikely to be put on hold.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The macro outlook backs RAK for now:<\/strong> <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/03\/16\/sp-affirms-ras-al-khaimahs-rating-at-a-a-1-with-stable-outlook-2\/\" style=\"\">A few weeks into the war<\/a>, S&P Global affirmed the emirate\u2019s rating at A\/A-1 with a stable outlook, flagging that its low debt to GDP ratio and strong net asset to GDP ratio provide buffers to absorb shock. Siddiqui sees \u201cRAK\u2019s diversified source markets, value positioning, and status as a global destination for tourism\u201d as supporting a recovery once conditions stabilize.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Those three sectors make up 60% of the emirate\u2019s GDP<\/strong>, meaning that any further disruption, particularly to the Wynn resort, which is slated to make up 42% of RAK\u2019s total GDP, would constitute a serious speedbump in the emirate\u2019s diversification gameplan.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>For now, the tug of war to reinstill investor confidence is still ongoing<\/strong>, with <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/04\/20\/this-morning-abu-dhabi-eyes-bringing-mubadala-and-limads-china-focused-assets-under-one-umbrella-reports-swirl-of-uae-egypt-eyeing-moroccan-tourism\/\" style=\"\">tourism numbers down<\/a> and <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/03\/31\/dubai-is-offering-financial-stimulus-for-tourism-art-and-more\/\" style=\"\">UAE authorities rolling out measures<\/a> to buoy the sector. You might also remember it\u2019s <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/egypt\/2023\/01\/22\/swvl-hit-with-a-second-nasdaq-delisting-notice-will-unwind-volt-lines-acquisition\/#:~:text=Swvl%20can'\"t%2520catch%2520a%2520break:%2520Cairo%252Dborn%2520mass,the%2520Nasdaq%2520after%2520the%2520market%2520value%2520of&sa=D&source=editors&ust=1776744060706285&usg=AOvVaw1pHemBFGnPxvNiFBEOw1ZV\" style=\"\">not their first delisting notice<\/a>, with the company getting several more back in 2023. But the actual story is a little more complicated than that.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Listed companies only need to meet one of three standards to remain listed on the stock exchange, and the market cap threshold is just one of them<\/strong>, according to Nasdaq\u2019s <a target=\"_blank\" href=\"https:\/\/ent.news\/2026\/4\/979.pdf\" style=\"\">latest listing guide (pdf)<\/a>. The other two criteria are maintaining net income above USD 500k (either in the most recent fiscal year or in two of the last three) or having total shareholders\u2019 equity exceed USD 2.5 mn.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>While Swvl falls short on the final standard, its net income and shareholders\u2019 equity sit comfortably above those thresholds<\/strong>, according to its 2025 <a target=\"_blank\" href=\"https:\/\/ent.news\/2026\/4\/978.pdf\" style=\"\">earnings presentation (pdf)<\/a>. The company returned to profitability last year, with net income coming in at USD 1.3 mn, up from a net loss in 2024. Meanwhile, its total equity is currently at USD 2.9 mn, up from USD 680k the year before.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The turnaround came as revenue grew 41% y-o-y to USD 24.2 mn<\/strong> and its <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2024\/05\/20\/behind-swvls-turnaround\/\" style=\"\">restructuring earlier in 2023 and 2024<\/a> \u2014 with a larger focus on B2B and B2G contracts \u2014 started reflecting in its balance sheet, Swvl CFO Ahmed Misbah tells EnterpriseAM. The net loss from the past few years was a result of the unwinding and restructuring the firm undertook, which was largely expected, as CEO Mostafa Kandil told us earlier in 2024. They were wagering on those turnaround strategies to reap some results in 2025, as Kandil said at the time \u2014 which it did.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The company\u2019s strategy was to focus on expanding in the Gulf and the US<\/strong> \u2014 both moves for which it has already started to make strides. Its Gulf revenues grew 122% y-o-y to USD 8 mn, a bulk of which was driven by growth in the UAE, Misbah said. The company relaunched operations in the UAE in early 2025 \u2014 after halting them earlier due to low margins \u2014 and it has since secured four large enterprise contracts there, he added. That includes <a target=\"_blank\" href=\"https:\/\/www.investing.com\/news\/stock-market-news\/swvl-stock-soars-after-securing-55-million-uae-contract-93CH-4478941\" style=\"\">a USD 5.5 mn<\/a> contract it announced last February.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Earlier in its expansion phase, the startup was focusing on growth and market entry<\/strong>, even if at extremely low margins. That\u2019s changing now, Misbah said, adding that the company has become \u201cmore disciplined about the contracts we take on, and no longer pursue that low margin on account of top-line growth.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Gross margins fell slightly to 18.2% last year<\/strong>, mostly due to early-stage contracts in the UAE carrying lower margins, according to the presentation. Still, margins \u2014 currently at 14-18% \u2014 are much higher than their pre-restructuring levels, and they are expected to rise further as \u201cwe deepen our understanding of clients\u2019 operations and our route optimization takes effect,\u201d he explained.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>\u201cThe GCC remains one of our highest priority areas and segments for multiple reasons<\/strong>, firstly because we understand the market inside out, and we have connections across the region that we\u2019re now able to cross-leverage across multiple geographies,\u201d Misbah said. While Saudi Arabia remains Swvl\u2019s largest market, Misbah expects the UAE to \u201ctake off\u201d pretty soon, having already secured its first contract in Kuwait. Qatar is also on the company\u2019s radar, he added.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Egypt remains the company\u2019s biggest market by revenue share<\/strong>, posting 20% y-o-y growth to USD 16.2 mn.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Meanwhile, the company is still in the early stages of its US operations<\/strong>, having recently made its first hire to build up a sales pipeline in that market, Misbah said. The company is expected to build its staff and invest more resources there as they secure more contracts, he noted.
