Tehran <a target=\"_blank\" href=\"https:\/\/x.com\/araghchi\/status\/2041655156215799821?s=20\" style=\"\">responded by saying<\/a> it would halt its attacks across the Gulf if the US and Israel stop their attacks. The Islamic Republic also said it would open the Strait of Hormuz, allowing vessels to transit the waterway in coordination with Iranian armed forces. This came hours before Trump\u2019s deadline for Tehran to reopen the Strait of Hormuz or else a \u201cwhole civilization will die.\u201d <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>What happens next?<\/strong> The two sides will meet on Friday to \u201cfurther negotiate for a conclusive agreement to settle all disputes,\u201d Pakistan\u2019s Prime Minister Shehbaz Sharif <a target=\"_blank\" href=\"https:\/\/x.com\/CMShehbaz\/status\/2041665043423752651?s=20\" style=\"\">said<\/a>. Trump said Iran presented a 10-point proposal, which he called a \u201cworkable basis on which to negotiate.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The question is whether the ceasefire will hold: <\/strong>An hour after the ceasefire announcement, the Defense Ministry <a target=\"_blank\" href=\"https:\/\/x.com\/modgovae\/status\/2041660258096148633\/photo\/1\" style=\"\">warned<\/a> that sounds heard this morning are the result of interceptions of missiles and unmanned aerial vehicles. Qatar and Kuwait also reported a fresh round of missile attacks, while Saudi Arabia issued a security alert to residents. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Abu Dhabi authorities are fighting a fire at Habshan gas facility<\/strong>, the Abu Dhabi Media Office <a target=\"_blank\" href=\"https:\/\/x.com\/ADMediaOffice\/status\/2041677095802441888\" style=\"\">said<\/a> without confirming the cause of the fire or if any injuries were reported. This came after a US official told the <a target=\"_blank\" href=\"https:\/\/www.nytimes.com\/live\/2026\/04\/07\/world\/iran-war-trump-news\" style=\"\">New York Times<\/a><a target=\"_blank\" href=\"https:\/\/www.nytimes.com\/live\/2026\/04\/07\/world\/iran-war-trump-news\" style=\"\"><\/a> that the US halted strikes against Iran in accordance with the agreement. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>What this means for us at home: <\/strong>The reopening of Hormuz means oil exports can once again start making their usual trips to their destinations, helping end one of the worst disruptions the global energy market has ever seen. We\u2019ll also stop worrying about disruptions to our food supplies \u2014 a large chunk of which goes through the waterway. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The immediate impact: <\/strong>We expect the announcement to translate into a sharp rebound for the ADX and DFM, as the war-risk premiums drop. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Market reax: <\/strong>Oil dipped <a target=\"_blank\" href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-04-07\/latest-oil-market-news-and-analysis-for-april-8?srnd=homepage-middle-east\" style=\"\">below USD 100 per barrel<\/a> following the news, with Brent dropping as much as 16% to below USD 92 earlier today.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Asian markets cheered the ceasefire<\/strong>, with Japan\u2019s Nikkei climbing over 5% and South Korea\u2019s Kospi rising almost 6% in early trading. Western futures markets \u2014 in the US and Europe \u2014 also posted gains across the board.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>BEFORE THE CEASEFIRE ANNOUNCEMENT \u2014 We heard murmurs of evacuations yesterday across DIFC<\/strong> and some panic among residents and expats we spoke to in response to US President Donald Trump\u2019s threats over the past few days. People are concerned that the US\u2019 potential escalation against Iran will result in even further escalation and retaliation from Iran against Gulf states. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>And their fears are well placed: <\/strong>We dove into what escalation and attacks on the Gulf region\u2019s power and desalination infrastructure could mean for the region in yesterday\u2019s issue. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><a id=\"wwtt2\"><\/a><strong> Yesterday also saw more attacks on state-owned telecom infrastructure<\/strong>, although this time, instead of <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/am-edition\/#115044\" style=\"\">Du<\/a>, it was a strike on Thuraya Telecommunications Company\u2019s administrative building in Sharjah\u2019s central region, state news agency <a target=\"_blank\" href=\"https:\/\/www.wam.ae\/ar\/article\/bzlhiz7-%D8%A7%D9%84%D8%AC%D9%87%D8%A7%D8%AA-%D8%A7%D9%84%D9%85%D8%AE%D8%AA%D8%B5%D8%A9-%D8%AA%D8%AA%D8%B9%D8%A7%D9%85%D9%84-%D8%AD%D8%A7%D8%AF%D8%AB-%D8%A7%D8%B3%D8%AA%D9%87%D8%AF%D8%A7%D9%81-%D9%85%D8%A8%D9%86%D9%89-%D8%A5%D8%AF%D8%A7%D8%B1%D9%8A-%D8%AA%D8%A7%D8%A8%D8%B9\" style=\"\">Wam<\/a> reports. Business Development and Client Relations Zacky Sajjad tells EnterpriseAM UAE. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Abu Dhabi\u2019s market fundamentals remain resilient<\/strong>, he said, with sellers holding their ground, and demand from end users and long-term investors continuing to support activity.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>By the numbers: <\/strong>The emirate clocked AED 66 bn in real estate transactions in 1Q 2026, according to <a target=\"_blank\" href=\"https:\/\/adrec.gov.ae\/en\/property_and_index\/adrec-dashboard\" style=\"\">data from the Abu Dhabi Real Estate Center<\/a>, holding firm despite regional tensions. That\u2019s up 160.7% y-o-y and 38.1% q-o-q, according to a <a target=\"_blank\" href=\"https:\/\/ent.news\/2026\/4\/337.pdf\" style=\"\">press release (pdf)<\/a>. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Sales alone jumped to AED 49.1 bn<\/strong>, more than triple the AED 15.4 bn recorded a year earlier, while mortgages also rose to AED 15 bn, up 47.1%.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Even with everything that took place since late February, March\u2019s data was roughly similar to January in terms of <\/strong><strong>transaction volume<\/strong>, Sajjad tells us. But the standout month was February, he added, citing strong FDI and off-plan activity around hotspots like Hudayriyat Island. FDI reached AED 8.3 bn during the quarter.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Primary sales accounted for about 75% of activity versus 25% in th<\/strong><strong>e secondary market<\/strong>, broadly looking in line with the year's split, Head of Research at CBRE MENA Matthew Green tells EnterpriseAM UAE. The secondary market stayed firm on pricing, Sajjad added.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Off-plan transactions also accounted for more than 80% of t<\/strong><strong>he total, <\/strong>Sajjad said, adding that mid-market apartments are still driving market activity, even as luxury sales grab attention. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Residential units dominated the market, <\/strong>with AED 54.1 bn in transactions and AED 44 bn in sales, up 223.5% y-o-y.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Meanwhile, commercial real estate slightly cooled on a quar<\/strong><strong>terly basis<\/strong>, with AED 476.4 mn in sales, down from a record 4Q that saw AED 1.4 bn in sales. On a y-o-y basis, however, the sector showed significant improvement, with sales nearly doubling.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>IN CONTEXT- <\/strong>Abu Dhabi closed a record-breaking 2025 with <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/02\/23\/this-morning-adia-eyes-investing-in-indian-renewables-players-ipo-finmin-raises-aed-550-mn-in-t-sukuk\/\" style=\"\">AED 142 bn<\/a> in total transactions \u2014 a 44% y-o-y jump that was helped in large by a surge in FDI (accounting for around AED 8.2 bn). By hitting AED 66 bn in the first three months of 2026, the market has already transacted nearly 46% of last year\u2019s total value in just one quarter.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The leasing market is also showing signs of stability: <\/strong>The repeat lease price index recorded a 16% y-o-y increase, underscoring \u201ccontinued demand from end users and investors,\u201d the press release said.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">Like Dubai, expect a cooldown ahead\u2026<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Activity will likely ease in April and May<\/strong> as transaction timelines lengthen and investors take a more cautious, wait-and-see approach, Green said.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Rising construction costs and logistical challenges could also lead to delays on some projects<\/strong>, depending on sourcing conditions, he added.
