The biggest privately-owned logistics park lands in Dubai:<\/strong> Dubai-based construction firm Dutco and real estate developers Sweid & Sweid have launched a privately-owned logistics park \u2014 dubbed Terralogix \u2014 in Northern Dubai, according to a statement<\/a>. Situated in Warsan, the facility spans 3.3 mn sqft and is slated for completion in 3Q 2026. The first phase is already underway and pre-leasing at the park is now open, the statement notes.<\/p>\n

What we know so far:<\/strong> Terralogix will host 182k sqm of leasable Grade-A logistics space, according to a statement (pdf)<\/a>. The park has been designed to serve as a modular facility \u2014 enabling tenants to lease 2.8k sqm units with the option to scale and add to it if needed. The flexible leasing option will allow tenants to scale, grow, or customize their facilities in line with their exact requirements. <\/p>\n

Location, location, location:<\/strong> The park will provide untapped access to underserved areas in Northern Dubai as the bulk of logistics facilities are concentrated in Southern Dubai, the statement adds, noting the area\u2019s direct links to major highways and ports. <\/p>\n

Not the pair\u2019s first rodeo\u2026:<\/strong> Sweid & Sweid contracted Dutco<\/a> for its 500k sqft office space, to open by 2026 dubbed \u201cSweid One\u201d located in the Jumeirah Lakes Towers (JLT) district.<\/p>\n

\u2026or Sweid & Sweid\u2019s first venture into industrial real estate.<\/strong> The firm completed its AED 275 mn project<\/a> in the US back in November. The facility \u2014 located in Southeast Atlanta \u2014 covers some 835k sqm of land.<\/p>\n

Upping the competition?<\/strong> Dubai South Logistics Park is the current reigning facility-of-its-kind in the area \u2014 spanning nearly 145 sq km and sitting a short 30 km away from Jebel Ali Port, according to its website<\/a>. The facility is state-owned by Dubai Government subsidiary Dubai Aviation City Corporation.
