The projects will be financed through Jafza\u2019s internal portfolio, in addition to DP World-approved agreements inked with private sector players, Al Hashemi said. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The investment breakdown:<\/strong> <\/p>\n<ul>\n<li>AED 3.5 bn will be invested into new logistics equipment and facilities;<\/li>\n<li>AED 1 bn will go towards upgrading and expanding infrastructure in the zone;<\/li>\n<li>AED 4.1 bn is earmarked for the development of specialized markets \u2013 including <a target=\"_blank\" href=\"https:\/\/enterprise.news\/logistics\/en\/news\/story\/356b4384-b432-4108-8e52-ebf435e8d78e\/dp-world-advances-india-linked-projects,-inks-mous-on-trade-and-logistics\" style=\"\" rel=\"noopener\">Bharat Mart<\/a> for Indian traders and <a target=\"_blank\" href=\"https:\/\/enterprise.news\/uae\/en\/news\/story\/6ab9c852-fa8c-41fd-b15a-3fe31bb81f90\/this-morning:-eu-antitrust-regulators-set-to-give-their-ok-to-adnoc-for-covestro-takeover-%2B-fed-likely-to-keep-rates-unchanged-at-meeting-today\" style=\"\" rel=\"noopener\">Turk Mart<\/a> for Turkish traders.<\/li>\n<\/ul>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>We know Jafza\u2019s been in investment mode for a while: <\/strong>The freezone allocated some <a target=\"_blank\" href=\"https:\/\/enterprise.news\/logistics\/en\/news\/story\/6fd10e11-e82e-45ec-9a7a-c22687545b76\/updates-on-all-things-logistics-from-qatar,-ksa,-and-uae\" style=\"\" rel=\"noopener\">AED 90 mn<\/a> into the second phase of its logistics park in March, adding some 360k sq ft of Grade-A facilities to the plot and bringing the total area of the park to 922k sq ft. The second phase of the park will include loading docks, temperature-controlled warehouses, offices, customizable units, and ramped-up power capacity to support the surge in sites.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>\u2026for good reason:<\/strong> Jafza\u2019s <a target=\"_blank\" href=\"https:\/\/enterprise.news\/logistics\/en\/news\/story\/739b2e84-34dc-4aee-85aa-d3c66d65b513\/uae-warehouse-rents-forecasted-to-rise-up-to-10%2525-in-2025\" style=\"\" rel=\"noopener\">rents increased 28% y-o-y in 2024<\/a> on the back of strong demand in Dubai from manufacturing, e-commerce, and third-party logistics players. Jafza\u2019s phase one units were all snapped up before the site was even <a target=\"_blank\" href=\"https:\/\/enterprise.news\/uae\/en\/news\/story\/1d6f5679-7823-4316-b766-97b93598487a\/ad-ports-seems-to-be-eyeing-up-asia-%2B-agthia-group-lands-solar-plant-contract-from-yellow-door\" style=\"\" rel=\"noopener\">completed in late 2023<\/a>.
