Five years later, Shahbender is going all-in on a massive scale-up that pivots the brand entirely away from retail toward a one-of-a-kind \u201cthird space\u201d retail experience.<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>Just <\/strong><strong>weeks ago<\/strong><strong>, Drop opened its doors to a sprawling 1.1k-sqm flagship destination at LMD\u2019s One-Ninety in New Cairo.<\/strong> The location features a curation of over 37 fashion brands alongside seven integrated lifestyle partner brands. Getting there, however, wasn\u2019t easy. While you\u2019d expect the venture to be cushioned by institutional backing or venture capital, Shahbender took an entirely different route: personal deployment of capital.<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>\u201cIt was very hard to get it funded,\u201d<\/strong> Shahbender tells EnterpriseAM. \u201cIt squeezed us super tight \u2014 it\u2019s a Hail Mary, honestly. I put everything I have, personally and in the business, into making it what it is today. We don\u2019t have partners, we don\u2019t have investors.\u201d While the project received an undisclosed tenant contribution from LMD, the financial risk sits entirely on the founder\u2019s balance sheet. \u201cIt\u2019s pressuring, and I\u2019d like to think we\u2019ll perform well under pressure.\u201d<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/ent.news\/2026\/6\/124.jpg?ssl=1\" \/><\/p>\n<p class=\"tag-border-left\">Rejecting footfall<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>The decision to anchor the flagship at One-Ninety was driven by a rejection of standard commercial real estate logic.<\/strong> Rather than chasing high-footfall mall corridors where premium tenants pay for generic consumer visibility, Drop the Shop selected an industrial-style shell that functions as a destination.<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>\u201cLMD approached us about opening there, and they presented us with a space like no other<\/strong>,\u201d Shahbender tells EnterpriseAM. \u201cThe layout, the skylight we have, the high ceilings, the industrial look \u2014 it was basically the perfect blank canvas for us. We didn't want to be in a mall. We didn't want to be in a location with footfall. No, we wanted our own space where we pull our own clientele.\u201d<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>The architectural layout, designed in collaboration with interior architect Dalia El Halawani, is engineered to manage customer flow and psychological transition.<\/strong> Upon entering through a comparatively narrow, four-meter-high corridor, visitors are flanked by two wellness-centric experiences: <a href=\"https:\/\/www.instagram.com\/p\/DYKnZUhCJRE\/?hl=en&amp;img_index=1\" target=\"_blank\" rel=\"noopener\">Frame<\/a>, an in-house barbershop, and <a href=\"https:\/\/www.instagram.com\/placethestudio\/?hl=en\" target=\"_blank\" rel=\"noopener\">Place<\/a>, a dedicated pilates and yoga studio \u2014 both Shahbender\u2019s new lifestyle ventures.<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>From there, the architecture opens up into a central chamber featuring eight-meter ceilings, flooded with natural light from a massive skylight.<\/strong> This primary zone houses the core multi-brand apparel retail, alongside the specialty coffee outfit, Shahbender\u2019s own <a href=\"https:\/\/www.instagram.com\/theruecoffee\/\" target=\"_blank\" rel=\"noopener\">The Rue<\/a>, the florist <a href=\"https:\/\/www.instagram.com\/bloombar.byss\/?hl=en\" target=\"_blank\" rel=\"noopener\">Bloom Bar<\/a>, and curated contemporary art installations managed by Cairo\u2019s <a href=\"https:\/\/www.instagram.com\/ubuntuartgallery\/?hl=en\" target=\"_blank\" rel=\"noopener\">Ubuntu Art Gallery<\/a><a href=\"https:\/\/www.instagram.com\/ubuntuartgallery\/?hl=en\" target=\"_blank\" rel=\"noopener\">.<\/a> At the deepest point of the footprint sits an outpost of El Gouna\u2019s well-known eatery, <a href=\"https:\/\/www.instagram.com\/pachamama_egypt\/?hl=en\" target=\"_blank\" rel=\"noopener\">Pacha Mama<\/a>.<\/p>\n<p class=\"tag-border-left\">On curating the flagship store<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>From a commercial standpoint, the 1.1k sqm space deviates from standard department-store or real-estate models. <\/strong>Drop the Shop has rejected standard subleasing agreements. Instead, the business operates on a collaborative revenue-share matrix. \u201cPacha Mama, Bloom Bar, and Ubuntu are not vendors; they\u2019re not people who are just leasing out an area \u2014 they\u2019re partners,\u201d Shahbender tells us.<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>The strategy is also split between proprietary concepts and aligned partner brands. <\/strong>While Shahbender initially intended to de-risk by outsourcing all the flagship\u2019s stores to partner brands, finding ones capable of matching the brand\u2019s vision proved difficult, leading Shahbender to develop his own in-house concepts \u2014 primarily Place and Frame \u2014 while selectively partnering with established partners who shared his vision, such as Ubuntu, Bloom Bar, and Pacha Mama \u2014 whose design purposefully ignores the visual language of the surrounding retail environment. \u201cThe love and passion [these brands and founders] have for their work is similar to the love and passion I have for my work, and that\u2019s why I partnered with them in particular.\u201d<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>\u201cWhen Omar Lotfi, founder of Pacha Mama, and I were designing the space, it was never about blending Pacha Mama into Drop<\/strong>,\u201d Shahbender says. \u201cWhat I cared about most was for everyone to experience Pacha Mama the same way they do in El Gouna. You sit there and you forget you\u2019re in the middle of Cairo, minutes away from Street 90.\u201d<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/ent.news\/2026\/6\/120.jpg?ssl=1\" \/><\/p>\n<p class=\"tag-border-left\">Establishing a \u201cthird space\u201d<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>By moving away from transaction-only spaces, Shahbender sought to establish a \u201cthird space\u201d <\/strong>\u2014 an environment distinct from home and the workplace where consumers remain for extended periods. While international benchmarks exist \u2014 such as Kith or End globally, and Amongst Few in the UAE \u2014 the model remains rare in Egypt\u2019s retail scene, with local multi-concept spaces such as Maison 69 being a rare exception. \u201c[Maison 69] paved the road for many people in the creative and retail scene here,\u201d Shahbender says. \u201cBut when it comes to the new Drop flagship, it\u2019s less retail and more of an entire experience.\u201d<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>An experience it is, indeed.<\/strong> At New Cairo\u2019s Drop, you can get a haircut, grab a coffee, enjoy a wholesome lunch, take a Pilates class, and cap it off with a shopping trip complete with an art tour and flowers to take home.<\/p>\n<p class=\"tag-border-left\">What\u2019s next for Shahbender?<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>Despite many Egyptian brands seeking to expand into regional markets, Drop is concentrating its pipeline within the borders of Om El Donia. <\/strong>Regional expansion is frequently on the table, but Shahbender considers the business too young to expand outside Egypt without first consolidating its footprint.<\/p>\n<p style=\"padding: 0;margin: 0;line-height: 1.15;text-align: left\"><strong>\u201cThe main focus is still on Egypt<\/strong>,\u201d Shahbender tells EnterpriseAM. \u201cWe still want to open another full experience like the one we just opened here on the west side of Cairo, something next to Arkan, and hopefully that'll be down our pipeline super soon.
