From bringing in world-class entertainment to crafting a tailored sense of exclusivity and utilizing effective marketing, it seems developers have cracked the code when it comes to putting their gated communities on the coastal map. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>But Sahel is undergoing shifts that could push some vacationers to rethink the appeal of gated communities:<\/strong> Some are growing weary of the restrictions these compounds \u2014 particularly the larger ones \u2014 impose even on homeowners. Adding to that, projects like Modon\u2019s Ras El Hekma, and New Alamein, are reviving an old-new concept: the open coastal city. The question now is, how can a buyer accustomed to gated living be persuaded to embrace an open-city model?<\/p>\n<p class=\"tag-border-left\">GETTING GATED COMMUNITY RESIDENTS TO STEP OUTSIDE- <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>There is fear that a shift from gated communities to coastal city living comes at the cost of privacy and convenience, yet experts disagree<\/strong>. \u201cFraming these cities as livable year-round is what will flip the narrative from \u2018vacation home\u2019 to \u2018aspirational hub,\u2019\u201d <strong>Abdel Azim Osman<\/strong>, co-founder and chief marketing and product officer at Nawy tells us. <strong>Nader Elhamy<\/strong>, founder and lead consultant at Toolbox Marketing Consulting, would also agree. \u201cCities are essential for large countries like ours. Urban planning blended with coastal living offers cultural venues, marinas, and commercial districts that go beyond what most seasonal standalone resorts can offer.\u201d he says.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The fact of the matter is that getting residents to move beyond gated communities shouldn\u2019t be that hard<\/strong>, marketing consultant and founder of Atlantica Management<strong> Dina El Adly<\/strong> tells EnterpriseAM. It\u2019s less a shift in lifestyle and more one in mindset. Exclusivity goes from gated compounds and manifests on other fronts; such as exclusive buildings, amenities, and private beaches \u2014 all within a more open environment.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>And at the end of the day, gated-community residents can benefit from the services of adjacent open cities<\/strong> while still enjoying the curated, private experience their own compound provides.<\/p>\n<p class=\"tag-border-left\">QR CODES: A NEW HARD CURRENCY- <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>\u201cSeveral videos are trending on Tiktok featuring the most beautiful beaches across Greece and Spain, which were captured by young Egyptians, with their inside joke \u2018I got into this beach without a QR code.\u2019\u201d<\/strong> Elhamy tells us. This summer, we\u2019ve noticed a spike in tourists <a target=\"_blank\" href=\"https:\/\/www.tiktok.com\/@sadgirlhend\/video\/7514812074623601962?_r=1&amp;_t=ZS-8zL9xMXMauI\" style=\"\" rel=\"noopener\">distraught<\/a> by the proliferation of QR codes \u2014 it\u2019s even become a comedy sketch of sorts, with several Egyptian netizens abroad \u201cpulling pranks\u201d by asking residents in Miami and other coastal communities for their QR codes to get their reactions. Needless to say, most of those pranked were appalled by the idea. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>But are QR codes \u2014 and the exclusivity they represent \u2014 all that bad?<\/strong> Well, it depends on who you ask, or how you ask the question. On one hand, QR codes have become a sort of hard currency. Take a deep dive into TikTok and you\u2019ll find some residents \u2014 and dedicated businesses \u2014 <a target=\"_blank\" href=\"https:\/\/vt.tiktok.com\/ZSA4nqNPj\/\" style=\"\" rel=\"noopener\">selling QR codes<\/a>, which defies their purpose entirely. As such, popular Sahel destinations such as (and particularly) Marassi, have fallen victim to overcrowding, with residents increasingly voicing privacy concerns. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>QR codes aren\u2019t the problem, development master plans are<\/strong>. \u201cSo much of Sahel is limited to owners, and that\u2019s expected.\u201d <strong>Mohamed Galal<\/strong>, chairman of TSM Mall Management tells us. \u201cThe mistake made by the developers, however, is offering commercial attractions not found elsewhere and marketing them to the general public,\u201d he says. Galal notes that he believes the term exclusivity to be outdated, preferring instead to call it \u201cprohibited access.\u201d While Galal does agree that QR codes serve their purpose, and gated communities have a right to restrict access, he notes that when publicly-marketed events come into play, things get complicated. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Sahel\u2019s Achilles heel was not taking into consideration the habits of its present and future Egyptian residents<\/strong>, especially those who are family-oriented and traditionally receive lots of visitors on vacation, Galal notes. \u201cThese communities weren\u2019t designed to provide that. You can\u2019t have a restaurant that requires visitors to go through multiple gates and infringe on residents' privacy,\u201d Galal says. \u201cThe masterplan is just wrong, and people are paying the price,\u201d he adds. The problem with exclusivity isn\u2019t the concept itself, but rather how it was executed. This, Galal notes, should not be a problem in cities like New Alamein and Modon\u2019s Ras El Hekma. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>\u201cIf you go to Ibiza or Monaco, you\u2019ll never find QR codes, and yet it\u2019s still exclusive<\/strong> \u2014 that\u2019s what we need to do, to adopt that kind of exclusivity,\u201d El Adly says. \u201cIf what you offer is indeed exclusive, you won\u2019t even have to filter out people,\u201d she adds. W<strong>hile QR codes were initially presented as a solution to rising complaints of overcrowding, we\u2019re now \u201cfeeling their consequences,\u201d<\/strong> as the model has been taken to extremes, El Adly says. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Instead of policing access, why don\u2019t developers focus on experience personalization?<\/strong> Elhamy suggests. This would entail setting clear expectations, community rules, and behavioral standards. \u201cAfter all, it\u2019s about fostering respectful coexistence,\u201d he says. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Yet, this level of exclusivity \u2014 and QR codes \u2014 didn\u2019t just happen over night<\/strong>. \u201cFor over 50 years, Egyptians have migrated westward along the coast in search of [exclusivity]. This pursuit is a deeply embedded purchase driver for the Egyptian summer home buyer.\u201d Elhamy says. It\u2019s these same buyers, however, that are now frustrated by QR codes, he notes, adding that developers are simply trying to prevent migration from their communities by going to great lengths to preserve exclusivity. \u201cWith Sahel creeping towards Libya, it might be time to shift the conversation,\u201d he adds. <\/p>\n<p class=\"tag-border-left\">FROM VACATION TO EVERY DAY LIVING-<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Large-scale projects provide the opportunity to offer a fully inclusive range of services and experiences<\/strong>, Managing Director and partner at BCG Cairo <strong>Bassem Fayek<\/strong> tells us. It can cater to every preference, accommodating both lively social hubs and quiet, tranquil spaces. This scale is also what makes it feasible to include essential infrastructure like schools and healthcare, moving beyond simple amenities, he notes. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The balancing act<\/strong>: Galal draws a comparison between the North Coast and Dubai\u2019s Jumeirah Beach, noting that in terms of master planning, JBR got it right from the get-go. \u201cYou have public areas with all the amenities, private areas, and exclusive areas. Do they have an accessibility issue in JBR? No,\u201d he says. \u201cThey took what we call regional services and separated them from the private neighborhoods and communities,\u201d Galal adds. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The end result is still an exclusive experience, yet one that does not infringe on residents\u2019 privacy nor limit access to tourists and beachgoers<\/strong>. What is happening in New Alamein, Galal believes, is swiftly following in those footsteps, correcting course from the existing exclusivity model. By having an alternative model that balances the needs of the different strata of Sahel vacationers, untapped potential can be realized. \u201cPeople are going to see a new appeal \u2014 It\u2019s just about adapting to a new kind of luxury,\u201d El Adly adds. The North Coast's up-and-coming cities can still maintain exclusivity, yet do so in a manner that is uncomplicated, and doesn\u2019t outright shun certain strata. It\u2019s about creating \u201ca sense of belonging people don\u2019t want to leave behind,\u201d Elhamy says. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Add to that year-round lifestyle, health, and educational infrastructures, and you\u2019ve got a recipe for success for a coastal city worthy of being deemed a global destination<\/strong>. \u201cAlamein could evolve into a \u2018Las Vegas of the Mediterranean\u2019 \u2014 a vibrant entertainment capital that would attract regional tourism and would operate at full capacity year-round.\u201d Elhamy says. He further notes that it won\u2019t be sustainable if these cities are turned into developments similar to everything else on the coast. \u201cThey need to become proper cities,\u201d he notes, citing France\u2019s Nice and Cannes, and Greece\u2019s Athens and Thessaloniki, where residents live year round. . <\/p>\n<p class=\"tag-border-left\">A FRESH OUTLOOK- <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Hospitality is the key to targeting the right customer<\/strong>, Fayek says, noting that tourism to Egypt is 80\u201390% agency-based rather than retail\/DIY, but North Coast has lacked a hospitality supply \u2014 it\u2019s mostly second homes \u2014 so agents can\u2019t make deals with hundreds of individual owners.
