The long-awaited <a target=\"_blank\" href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/abf4a31b-be3f-4078-8e89-d6452b339536\" style=\"\" rel=\"noopener\">USD 5 bn redevelopment<\/a> has been delayed due to FX fluctuations and revisions to the project\u2019s valuation, we were told. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The consortium isn\u2019t the only one in the running<\/strong>, as the Sovereign Fund of Egypt is also examining several other offers, our source told us. The list of candidates includes the consortium of UAE\u2019s Al Shafar General Contracting Group and Saudi Egyptian Developers, which had previously secured the project in 2023, before <a target=\"_blank\" href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/5e2c7525-b281-40e9-8cca-f2963cef86e4\/emirati-saudi-consortium-pulls-out-of%253cmark%253e-ndp%253c%2Fmark%253e-hq-redevelopment-project-amid-rising-costs\" style=\"\" rel=\"noopener\">dropping out<\/a> in the following year on the back of an uptick in construction costs following the float of the EGP.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>It\u2019s still unknown how much \u2014 if at all\u2014 the plans for the prime real estate spot have <\/strong><strong>changed<\/strong>, but the original plan was to build a 220-meter, seven-star hotel, alongside residential buildings and a multi-story car park.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>REMEMBER- Qatari investors love Egypt:<\/strong> The Qatar Investment Authority-owned Qatari Diar <a target=\"_blank\" href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/b2a719d8-0048-49cb-99ea-7376e75ecf4b\/%253cmark%253eqatar%253c%2Fmark%253e-signs-agreement-for-usd-30-bn-north-coast-project\" style=\"\" rel=\"noopener\">inked<\/a> an agreement with the Madbouly government this month to set up a USD 29.7 bn integrated urban development along the Mediterranean in Alam El Roum. Egypt is also in line for more Qatari investments as part of a wider <a target=\"_blank\" rel=\"noopener\">USD 7.5 bn<\/a> direct investment package from the Gulf nation, which includes a <a target=\"_blank\" href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/8aa21905-a872-4961-b09d-4d0044bf7452\/qatari-diar-%2B-st.-regis-to-launch-usd-3.5-bn-red-sea-project\" style=\"\" rel=\"noopener\">USD 3.5 bn<\/a> direct investment in a Red Sea project between Diar and Marriott-owned hospitality chain St. Regis.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>More downtown assets seeking investors: <\/strong>Authorities have completed feasibility studies and valuations for around 15 government buildings in Downtown Cairo, preparing to offer them to investors under a new pricing framework.
