Shares hit an intraday high of EGP 5.15 before closing the session largely flat at EGP 4.97 a pop. Total trading volume came in at 67.9 mn shares (that\u2019s 18% of the 363 mn shares debuted) executed across 10.3k trades. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Bonyan\u2019s uneventful debut came despite the stock being granted a wider trading band<\/strong>, permitted to rise or fall by up to 40% \u2014 double the usual market limit \u2014 on its first day with no circuit breakers in place to curb volatility. Starting today, Bonyan shares will be subject to the same trading rules as the rest of the market. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Cheap, but no spark: <\/strong>Despite a favorable valuation, Bonyan\u2019s debut was dragged down by a lack of catalysts, a muted real estate outlook, and investor preference for short-term visibility, Hany Genena, head of research at Al Ahly Pharos, told EnterpriseAM. Whether it gains traction may depend less on fundamentals and more on when and how it can prove its liquidity-generating capabilities, Genena explained. \u201cFrom a valuation standpoint, the stock is cheap,\u201d Genena said. Based on Bonyan\u2019s share price, the average valuation per sqm in its portfolio stands around EGP 94-95k. \u201cWhen you compare this to real estate prices in West or East Cairo \u2014 where the market speaks of EGP 200k per sqm and above \u2014 the offering came at nearly half the market rate,\u201d Genena explained. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Not attractive to yield-seeking investors, until there\u2019s visibility on liquidity: <\/strong>\u201cAll real estate companies, and even others outside the sector, tend to face skepticism around cashflow visibility,\u201d he explained, citing a broader liquidity crunch. Bonyan, which announced it will not distribute dividends for at least two to three years due to ongoing expansion plans and outstanding liabilities, may have inadvertently alienated yield-seeking investors, Genena added. \u201cThis is why you see the markdown. Investors don't expect short-term payouts, and without clear catalysts, they\u2019re hesitant,\u201d he noted.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Broad-based market decline dragged Bonyan with it?<\/strong> The EGX30 slipped 0.96% yesterday, pulling back after hitting consecutive all-time highs at Sunday and Monday\u2019s close. Weighing further on the real estate sector was a surprise decision by the New Urban Communities Authority (NUCA) to impose fees of up to <a target=\"_blank\" href=\"https:\/\/asharqbusiness.com\/economics\/90787\/%D9%85%D8%B5%D8%B1-%D8%AA%D8%AD%D8%B5%D8%B1-%D8%BA%D8%B1%D8%A7%D9%85%D8%A7%D8%AA-%D8%A7%D9%84%D8%AA%D8%B5%D8%A7%D9%84%D8%AD-%D9%81%D9%8A-%D8%A7%D9%84%D8%A3%D8%B1%D8%A7%D8%B6%D9%8A-%D8%A8%D9%85%D9%82%D8%A7%D8%A8%D9%84-%D8%B9%D9%8A%D9%86%D9%8A\/\" style=\"\" rel=\"noopener\">EGP 1k per sqm on new hospitality developments in the North Coast<\/a>. Although Bonyan is not directly exposed \u2014 with its portfolio centered on income-generating administrative and logistics assets \u2014 the announcement dampened sentiment across the broader real estate space.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>\u201cThe market tends to paint the sector with a broad brush,\u201d <\/strong>Genena explained. \u201cEven if a company isn\u2019t directly affected, sentiment matters \u2014 and [yesterday], sentiment was poor.\u201d Genena emphasized that this wasn\u2019t a case of bad timing or a poor summer window for IPOs. \u201cIt\u2019s not about summer or winter, Ramadan or Christmas \u2014 if the asset is good, it will trade well regardless of the season. Timing is not the issue. The market just isn\u2019t convinced there's a near-term upside.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Who bought in?<\/strong> Its recent private placement attracted strong demand from major institutional investors, including Dar Al Handasah (which acquired 13% of the offering), Saudi Arabia\u2019s Olayan Group, CI Capital, Arqaam Capital, Azimut, Al Ahly Pharos, Mubasher, and funds affiliated with Arqaam Financial, <a target=\"_blank\" href=\"https:\/\/www.alborsaanews.com\/2025\/07\/22\/1902977\" style=\"\" rel=\"noopener\">Al Borsa<\/a> reports citing Chairman Shamel Aboul Fadl as saying. Financial institutions took 60% of the placement, with the remaining 40% allocated to high-net-worth individuals.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>ICYMI- <\/strong>Bonyan priced its IPO at the lower end of its range (EGP 4.96) suggesting plenty of upside for buyers given the independent financial advisor said a fair value looks more like <a target=\"_blank\" href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/3388fab2-f51d-4152-bf33-c8e1ecc9e858\/bonyan-will-ring-the-bell-tomorrow-on-the-egx-with-an-opening-price-of-egp-4.96-per-share\" style=\"\" rel=\"noopener\">EGP 7.52<\/a>. The EGP 1.8 bn IPO had generated <a target=\"_blank\" href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/08964974-db5e-431c-8fed-5b15556681a8\/institutional-investors-have-until-end-of-trading-to-subscribe-to%253cmark%253e-bonyan%253c%2Fmark%253e%25e2%2580%2599s-ipo\" style=\"\" rel=\"noopener\">strong demand<\/a> from both institutional and retail investors. The listing was accompanied by a solid 1Q earnings release, with rental and service charge revenues up 51% y-o-y to EGP 158.9 mn and gross asset value rising to EGP 16.6 bn, up from EGP 15.96 bn at the end of 2024. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>MEANWHILE- <\/strong>Bonyan is raising EGP 250 mn through a capital increase fully subscribed by its main shareholder, Sky Realty Holding, in a bid to support the firm\u2019s expansion plans, Aboul Fadl added. Bonyan is entering the local logistics sector with the planned acquisition of an existing warehouse, part of a broader strategy to diversify income and boost recurring revenues, according to Aboul Fadl.
