When partnering with a foreign sub-developer, a fee of USD 20 per sqm applies, regardless of whether the land was purchased in EGP or USD.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Payment terms also depend on your passport.<\/strong> Local sub-developers can settle fees by paying 20% upfront, with the remainder scheduled in installments over several years. Industry players have been complaining for years that the spiraling price of state land is driving real estate prices into the stratosphere at the same moment that most consumers can find quality housing increasingly out of reach. outbreak of the war in the Gulf, BMI Senior MENA Country Risk Analyst Abdalla Saleh said in a webinar attended by EnterpriseAM. The updated forecast, released last week during the conflict\u2019s sixth week, marks a 0.4 percentage point cut from the <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/egypt\/2026\/03\/30\/bmi-oxford-economics-trim-egypt-growth-forecasts-as-war-pressures-mount\/\" style=\"\">mid-March outlook<\/a>, which was based on the baseline assumption that the war would last only four weeks.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>REMEMBER- <\/strong>BMI isn\u2019t the only one trimming the country\u2019s growth forecast as the consequences of the war and its impact become clearer. Oxford Economics downgraded its 2026 GDP forecast by 0.4 percentage points to 4.5%, a figure slightly <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/egypt\/2026\/04\/15\/imf-slashes-down-gdp-forecasts-globally-with-dispersed-war-scenarios\/\" style=\"\">more optimistic than the IMF\u2019s<\/a>, which projects growth at 4.2%, a 0.5 percentage-point cut from its January projection.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The drivers:<\/strong> The EGP\u2019s loss of ground against the USD and spiraling input costs are weighing on the economy. \u201cEgypt is a net importer of many basic products, so a weaker currency shows up very quickly in the CPI inflation,\u201d Saleh noted. BMI raised its 2026 inflation forecast to 14.6% from 11.7%, interrupting a recent <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/egypt\/2026\/03\/10\/inflation-surges-in-feb-as-fuel-hikes-fx-volatility-pressure-fy-2025-26-budget\/\" style=\"\">disinflationary trend<\/a> after actual March inflation jumped to 15.1% y-o-y.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The policy trade-off: Holding the line on the exchange rate <\/strong>has helped preserve the country\u2019s <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/egypt\/2026\/04\/06\/israeli-gas-flows-return-to-pre-war-levels-following-leviathan-restart\/\" style=\"\">USD 52.8 bn<\/a> in FX reserves. The currency\u2019s 10% depreciation since the conflict began is \u201chelping reassure investors,\u201d Saleh noted. Egypt has seen about USD 5 bn in portfolio outflows since the outbreak of the war, while the EGP has changed hands for 50-55 to the greenback since the conflict began.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The Central Bank of Egypt will likely leave interest rates unchanged<\/strong>, delivering at most 100 bps for the remainder of the year, Saleh said. Following a recent 30% fuel hike, BMI anticipates additional increases in electricity and fuel prices as the government seeks to curb spending and protect the FY 2025-26 budget.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">The regional outlook<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The entire Middle East is feeling the pain: <\/strong>The broader MENA growth outlook has been dragged down by 2.9 percentage points to just 1%, \u201cmaking it the slowest growing region globally,\u201d BMI MENA Country Risk Associate Director Mariette Kas-Hanna noted. This aligns closely with recent <a target=\"_blank\" href=\"https:\/\/enterpriseam.com\/uae\/2026\/04\/15\/imf-trims-global-gdp-forecast-with-dispersed-war-scenarios\/\" style=\"\">IMF projections<\/a> placing MENA growth at 1.1%, though the fund remains more optimistic about the UAE, forecasting 3.1% growth.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The base case: <\/strong>A diplomatic resolution remains the most likely scenario, with a 55% probability of an \u201cextend to end\u201d outcome, Senior Director and Head of Banking and MENA Country Risk Ramona Moubarak explains. That scenario sees hostilities contained through April as both the US and Iran try to avoid the cost of a full-scale war, bringing Brent crude to an average of USD 78 \/ bbl, she added.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The escalation risks: <\/strong>There is a 45% chance that the conflict escalates, carrying severe implications for global energy markets. Scenarios involving maritime chokepoint closures and US strikes on Iranian assets could push Brent crude to average USD 80\u201395 \/ bbl, with temporary peaks between USD 115 and USD 130. Our friends at the AUC are attempting to close that loop through their <a target=\"_blank\" href=\"https:\/\/www.aucegypt.edu\/auc-innovation-hub\" style=\"\">Innovation Hub<\/a> by bringing industry onto campus and creating a setup where corporates, scale-ups, faculty, and students can sit in the same ecosystem and co-develop solutions to real problems.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">What is AUC Innovation Hub, and what is it trying to fix?<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>AUC\u2019s Innovation Hub is built around one simple idea:<\/strong> If the university wants applied innovation \u2014 not research that sits on a shelf and not one-off sponsorships \u2014 then industry has to be present on campus in a way that makes collaboration routine. \u201cA few years ago, the university decided that there must be a presence for industry on campus literally,\u201d Innovation Hub Senior Director Dalia Abdallah tells EnterpriseAM. \u201cWe have schools for science and engineering, business management, policy \u2014 they all work with business partners and industry leaders. But the idea is to have a presence, physical and symbolic, on campus, so that we have this space where applied innovation is being co-created,\u201d she adds. Abdallah is explicit that \u201cindustry\u201d here doesn\u2019t just mean big companies \u2014 it includes \u201cstartups, government, enablers, and large corporates.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The Hub\u2019s setup is designed to be cross-campus by default <\/strong>\u2014 it isn\u2019t housed under any single AUC school. That gives it \u201croom to work with all types of students\u201d and multidisciplinary teams, and to match them to whatever challenge a partner brings in.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The pitch is that co-location can help close a gap Egypt has never really solved.<\/strong> \u201cThe linkages between academia and industry are a very long-standing problem,\u201d Abdallah tells us. \u201cThere is always a problem because academia\u2019s time is slow \u2014 it needs a long development cycle \u2014 while the industry moves too fast.\u201d The result is a relationship that often breaks down just when it\u2019s meant to become useful. \u201cI\u2019m not going to wait for academia to spend a year or two on research to bring out a conclusion or solution that benefits me in the industry,\u201d she adds. \u201cSo what we\u2019re doing here at the Hub is that we try to minimize such a gap so that we\u2019re much closer to the reality and complexity of industry, and we try to bring academia closer.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">How the model works in practice<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The Hub is selective about who gets in.<\/strong> \u201cWe have different categories of who we target,\u201d Abdallah says. \u201cWe have, of course, the traditional corporate partners [\u2026] industry leaders who have an innovation challenge and value innovation greatly.\u201d She points to our friends at Sodic, Mountain View, and Apache as examples and says the pipeline is expanding. The second bucket is what she calls \u201cscale-ups and \u2018gazelle\u2019 startups [\u2026] which own very unique technology, usually disruptive,\u201d with a preference for \u201ccore deep-tech\u201d that students wouldn\u2019t otherwise be exposed to.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>That filter is meant to keep the Hub from turning into branding.<\/strong> \u201cWe don\u2019t just take CSR or marketing money [\u2026] We don\u2019t just take money and that\u2019s it,\u201d Abdallah explains. \u201cThey have to be serious, committed people who have commitment from their employees to be part of our co-creation.\u201d What she wants from corporate partners is not just a challenge statement, but staff time and execution.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong><a target=\"_blank\" href=\"https:\/\/tilegreen.org\/home\" style=\"\">TileGreen<\/a><\/strong><strong> CEO Amr Shalan sees the Hub\u2019s value less as a \u201cworkspace\u201d and more as <\/strong><strong>proximity to the people he needs to sell to and build with. <\/strong>\u201cSince the product is a technology and our target is corporates, it was important to be in the spaces that have these two together,\u201d he tells EnterpriseAM. \u201cThe Innovation Hub for me is a virtual and physical space that gathers between the innovation vehicles (the startups) and the corporates and academia [\u2026] There are events all the time and activities in the background that connect the three together in a systematic way.\u201d That closeness, he argues, is what turns conversations into working relationships: \u201cWe went there while we were working with Sodic to validate the business model, and this narrowed the distances a lot. Sodic was with us every day.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The \u201cresident\u201d part is not symbolic either.<\/strong> \u201cPhysically on campus every day. Our whole team is there. We basically moved the HQ to AUC,\u201d Shalan says. \u201cThis is my office [\u2026] People come to meet me there.\u201d What the Hub team does best, in his telling, is not replacing departments, labs, or faculty \u2014 it\u2019s keeping the pipe clear. \u201cAUC Innovation Hub, the best they can do is to bridge between you and the construction department and facilitate the discussions and clear the obstacles,\u201d he says. \u201cIt puts you in a good position, a good place, good environment.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Ahmad Baracat, CEO of robotics firm <\/strong><strong><a target=\"_blank\" href=\"https:\/\/ko-br.com\/\" style=\"\">Ko-br<\/a><\/strong><strong>, describes the model similarly \u2014 as a <\/strong><strong>connector between campus capacity and real-world needs.<\/strong> \u201cIt\u2019s the bridge between the AUC community and the real-world businesses, whether startups or big corporates,\u201d he says. \u201cIt facilitates all the collaborations and partnerships [\u2026] whether through the faculty or the students or facilities inside the university.\u201d In return, he says, businesses are expected to put something tangible on the table: \u201cWe would facilitate internships for the students, and at the same time, we would have access to AUC students and the Hub itself as a workspace.\u201d<\/p>\n\t<\/div><!-- .entry-content -->\n\n\t\n<\/article><!-- #post-${ID} -->\n\n\n
