Google has firmly re-entered the frontlines of that race with the launch of Gemini 2.5, which has quickly become a top favorite for many, including us here at EnterpriseAM HQ.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>We sat down with Google\u2019s Regional Product &amp; Marketing Director Najeeb Jarrar (<\/strong><strong><a target=\"_blank\" href=\"https:\/\/www.linkedin.com\/in\/njarrar\/?originalSubdomain=ae\" style=\"\" rel=\"noopener\">LinkedIn<\/a><\/strong><strong>) to unpack how the tech giant is thinking about user behavior, AI personalization, the future of Google Search and AI Overview<\/strong>, and how Google is balancing innovation with safety in one of its most dynamic markets. Below are edited excerpts from our conversation:<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>EnterpriseAM: Google I\/O 2025 last May delivered plenty for the AI crowd and beyond. What were the headline themes you focused on this year?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Najeeb Jarrar: <\/strong>At I\/O this year, we focused on three main themes showing how Google is pushing forward with AI.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The first theme is making our AI models more intelligent. <\/strong>We shipped Gemini 2.5 \u2014 our most advanced model yet. We showcased new capabilities like Veo3, the ability to generate videos from prompts that include sound.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Second is agents<\/strong>, or systems that can take action or build something on your behalf. We showed this inside Gemini and also in Chrome with Project Mariner.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>The third theme is personalization.<\/strong> Right now, AI is great at handling abstract questions, but we\u2019re focused on making it more useful for individuals differently by understanding their context, history, and interests. This could involve an agent booking a trip, recommending home decorations, or suggesting gifts based on available information.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>And the overarching goal is providing AI abilities globally<\/strong>, across languages and use cases, with the right safety, trust, and accuracy. This is exemplified by the AI Overview on Google Search, which uses generative AI to provide direct answers and has been rolled out across the region.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: In this evolution of AI, have you started to see Gemini or other tools cannibalizing your other products?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ: <\/strong>We don\u2019t see this as cannibalization, it\u2019s an evolution. Search has already transformed from ten blue links to images, cards, knowledge panels, and maps. Generative AI is simply the next step in that evolution.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Google has been deeply invested in AI for 25 years<\/strong>, at the forefront of developing algorithms and infrastructure for machine processing, and integrating AI tools into our products and services early on.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: Do you see this evolution in user behavior?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ: <\/strong>Absolutely. AI Overview on Google Search now serves 1.5 bn users every month \u2014 it\u2019s the most used AI product today. People find it useful, and it keeps them coming back to learn more and ask better questions.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: Google is a verb, but Gemini isn't \u2014 at least not yet. How do you see the future of your user experience, especially when you face unprecedented competition?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ:<\/strong> We\u2019ll keep finding new ways to deliver value. That\u2019s been part of Google\u2019s DNA from the beginning, leading to products like Google Image Search, Google News, and even prayer times in Search \u2014 all built to meet user needs.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Same goes for Gemini. <\/strong>Whether you use it as an app, in Gmail or Docs, or in AI Overview \u2014 it\u2019s all built to be genuinely helpful.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Honestly, we don\u2019t know what we\u2019ll call it in the future.<\/strong> What matters is obsessing over the user\u2019s needs and the problem we\u2019re trying to solve. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: Online content about Egypt and the region is limited, even in English. In the past, you had partnered with creators and government bodies to build large online archives, how are you solving this issue today?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ: <\/strong>I\u2019d challenge two notions here:<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>There\u2019s a lot of content in the Middle East in Arabic.<\/strong> It\u2019s not a general content problem, but rather gaps in specific niche verticals. Over the last 15 years, content from the region has exploded \u2014 not just on websites, but also in apps, video, audio, and digital books. The Egyptian Knowledge Bank, created by Egypt\u2019s Education Ministry, is a massive source of digital Arabic content.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>And the way AI training works is changing. <\/strong>We don\u2019t need massive data dumps anymore. Models now learn faster from smaller sets of filtered, curated content.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>We\u2019ve been advancing in this space for over 15 years<\/strong>, and actively worked to enrich Arabic content through partnerships with governments, the private sector, and volunteers, including a collaboration with Arabic Wikipedia for a decade.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: Let\u2019s talk about safety. With Veo3 and other tools, how do you manage trust and regulation?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ:<\/strong> That\u2019s something we take seriously. Over time, we\u2019ve built strong trust and safety mechanisms capable of flagging, taking down, or preventing harmful content.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>We incorporate innovation directly into our products <\/strong>\u2014 for example, all Video Output (VO) creations include visible watermarks. We\u2019ve also developed SynthID, an invisible watermark technology to identify AI-generated videos.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: Inside Google, how do you personally use Gemini?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ:<\/strong> At Google, there\u2019s a focus on stepping outside comfort zones and learning new skills using Gemini. It\u2019s integrated into many workflows to help with many things, including: Summarizing long documents in Google Docs, creating briefs and visualizations, and crunching data and providing insights.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>E: What\u2019s a cool AI tool people may not know about?<\/strong><\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>NJ: <\/strong>One of the best tools people might not know is <a target=\"_blank\" href=\"https:\/\/notebooklm.google\/\" style=\"\" rel=\"noopener\">NotebookLM<\/a> \u2014 we call it the \u201cSwiss Army knife\u201d of AI. For instance, it allows users to: Upload their own sources, like 100-page pdfs or 30 brainstorming images, have a conversation with that content, or generate an audio podcast from the exchange \u2014 prices have surged 200% since 2022 \u2014 far outstripping the 13% rise in GDP per capita since 2019. This mismatch between asset values and purchasing power is cooling demand, as buyers increasingly balk at inflated valuations. Developers are now under pressure to adopt more realistic pricing strategies and offer more rational, transparent payment plans to lure hesitant consumers back in. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Speculators are pulling back:<\/strong> The price surge over 2023-2024 created a new segment of speculators \u2014 buyers who snapped up multiple units with the intention of reselling them, rather than living in or holding the properties as investments, The Board Consulting\u2019s Managing Director and co-founder Ahmed Zaki told EnterpriseAM. That segment is now pulling back as the resale market weakens.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Liquidity dries up in the resale market:<\/strong> The resale market is showing clear signs of stagnation, with transactions limited largely to cash-only sakes. A lack of completed, livable communities \u2014 and limited payment flexibility \u2014 is choking liquidity.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Cash-only sales are holding the market back:<\/strong> Unlike primary sales, where payment terms are stretched over 7-10 years, the resale market offers little room for installment-based purchasing, reducing its attractiveness for retail buyers. Resale prices can be as much as 30% lower than primary sales, but the absence of mortgage options and the cash-heavy nature of the market are holding back transactions, Zaki said. Buyers are opting to go straight to developers offering long-term installment plans instead.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Project delivery delays are piling up:<\/strong> Units sold in the boom years of 2022 and 2023 are now approaching handover, but ballooning construction costs and FX-driven budget overruns are making it harder to deliver on time. Delivery delays have become widespread across developers, and backloaded payment plans are being used to soften the blow \u2014 and reduce buyer complaints. Some developers have had to delay handovers by two to three years due to mispriced pre-devaluation contracts, Zaki said. Finishing costs alone have more than doubled since 2022, with luxury finishes now running EGP 12k per sqm, up from EGP 6k just three years ago.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Sales volume looks steady \u2014 but FX-adjusted returns tell a different story:<\/strong> Some 18.5k units were sold in 1Q 2025, effectively flat compared to the same period last year, reflecting a cooling in growth momentum. While total sales by the top 10 developers hit EGP 290 bn, the FX-adjusted value of those sales fell significantly due to the float of the EGP \u2014 a sobering signal for foreign investors chasing hard-currency gains. The market is still struggling to find a sustainable price-demand equilibrium. Zaki told us that 1Q sales were supported by strong showings from Palm Hills and Talaat Moustafa Group, which together drove half the volume among the top 10 developers.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>A look at prices:<\/strong> The average unit price stood at EGP 15.7 mn during the quarter, up 25% y-o-y. But this marks a slowdown from the 2023 pace \u2014 which saw average prices nearly double. This deceleration reflects more cautious consumer sentiment, with buyers pushing back against steep hikes and developers facing resistance to further price inflation. In response, developers are increasingly offering more efficient layouts and smaller unit sizes to meet buyer expectations and keep prices within reach, Zaki said. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Investor sentiment is shifting away from real estate:<\/strong> Stability in the EGP exchange rate has come with a tradeoff: Lower hard-currency returns. This, combined with rising yields on local treasuries, has pulled investor focus toward fixed income. As a result, real estate is increasingly seen as a less compelling hedge against currency volatility. Speculators who had bulk-bought units with short-term resale strategies in mind are now exiting the market, with many forced to cancel purchases made on thin capital \u2014 resulting in some developers losing over EGP 20 bn in sales, Zaki said. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Star performers are leaning on execution + flexible terms:<\/strong> Palm Hills led the pack during the quarter, thanks to steady new launches and innovative payment plans. Talaat Moustafa Group became the first Egyptian real estate developer to surpass EGP 1 tn in cumulative sales. Emaar Misr, meanwhile, continued to dominate the luxury coastal segment \u2014 especially with Gulf buyers at its flagship Soul project in the North Coast. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>New launches are driving demand in key areas:<\/strong> Palm Hills and Mountain View\u2019s newly announced mega project Jirian in Sixth of October was a bright spot in an otherwise cautious landscape. Zaki pointed to continued strong demand in the North Coast \u2014 which accounted for 40% of A and B-tier developer sales in 2024, overtaking East Cairo for the first time. Demand is also solid in East and West Cairo due to new projects like New Heliopolis and Mostaqbal City, he added.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Financial discipline is critical in the new reality:<\/strong> Payment plans need to be flexible without tipping into unsustainable leverage, and cash flow strategies must prioritize cost control and smart procurement. Zaki told us that top developers are now strengthening procurement and finance teams to navigate cost volatility, especially after many priced the USD at EGP 70-90 last year and are now readjusting amid currency stabilization. Payment terms are also being tweaked to include longer tenors \u2014 up to 15 years in some cases \u2014 with tools like bullet payments used to keep cash flow balanced despite higher costs.
