The upgrade will likely be available without charge to folks who are on Windows 10 now, the site says.<\/p><p><strong>The IMF\u2019s board will meet Friday to discuss a new USD 650 bn SDR allocation<\/strong>, which will allow it to provide more post-covid relief to emerging and low-income nations and support the global recovery from the pandemic, <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2021-06-22\/imf-board-to-discuss-650-billion-reserves-creation-plan-friday?sref=mmeFTDW1\">Bloomberg<\/a> reported, quoting two unnamed sources familiar with the matter. In a letter sent to the council, Al Sadiq also called on the African Union and the international community to support its position on the GERD support, and bolster mediation efforts between the three countries<strong>. The minister said <\/strong><strong><a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/800b8a65-ce26-4bdd-9c9c-c3a480875ceb\">Sunday<\/a><\/strong><strong> that she has requested that the UN Security Council consider imposing sanctions<\/strong> on Ethiopia over the GERD.<\/p>\n<p><strong>A draft resolution is being drawn up by Cairo and Khartoum to be presented to the nine-member UN Security Council for a vote<\/strong>, the Arab League\u2019s Permanent Observer at the UN Maged Abdel Fattah said in a phone-in to Ala Mas\u2019ouleety (<a href=\"https:\/\/www.facebook.com\/AhmedMoussaEG\/videos\/161087052708350\">watch, runtime: 17:04<\/a>). The Arab League will meet at the weekend to put the final touches on the draft resolution ahead of shipping it to the council for deliberation, in hopes that Ethiopia would dial back tensions following the elections this week, Abdel Fattah suggested.<\/p>\n<p><strong>But Sudan doesn\u2019t seem to think Ethiopia is amenable to compromise \u2014 it\u2019s irrigation minister likened Sudan\u2019s PM to deposed strongman Omar Bashir: <\/strong>Sudan\u2019s Irrigation Minister Yasir Abbas tells <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2021-06-22\/civil-war-hardens-ethiopian-nile-dam-stance-sudan-minister-says?sref=mmeFTDW1\">Bloomberg<\/a> that Ethiopia\u2019s civil war is making it less amenable to accept a compromise over its use of the Nile\u2019s water with Sudan and Egypt. Ethiopian PM Abiy Ahmed and his ruling party are taking a hard line on foreign policy to shore up support domestically, amid the ongoing ethnic conflict in Tigray, he said,<\/p>\n<p><strong>The UN Security Council could adopt <\/strong><strong><a href=\"https:\/\/www.un.org\/securitycouncil\/content\/presidential-statements\">a presidential statement<\/a><\/strong><strong>on Ethiopia<\/strong> to call on Addis Ababa from proceeding with plans for the dam\u2019s second filling until a three-way agreement is reached, political commentator Mostafa El Fekky told Yahduth fi Misr (<a href=\"https:\/\/www.youtube.com\/watch?v=WHhaWmkMTH8\">watch, runtime: 2:02<\/a>) last night. Egypt has so far received <a href=\"http:\/\/www.emro.who.int\/media\/news\/egypt-receives-second-shipment-of-177-million-covid-19-vaccines-through-the-covax-facility.html\">2.6 mn vaccines<\/a> from Covax, more than half of the 4.5 mn it has been allocated.<\/p>\n<p><strong>Covax is falling far short of its targets:<\/strong> The goal of the organization is to distribute 1.8 bn doses to more than 90 developing countries by early next year, but almost six months into the rollout, it has delivered just 80 mn.<\/p>\n<p><strong>Why the delay?<\/strong> The shortage has been caused in large part by India\u2019s export ban, which took offline one of the program\u2019s biggest suppliers of Oxford \/ AstraZeneca shots, the Serum Institute.<\/p>\n<p><strong>Our next 1.9 mn-dose shipment has been delayed:<\/strong> Health Minister Hala Zayed said last month that the batch would arrive in Egypt <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/f8cccde8-ccde-47a6-8e76-b86ec514dcd5\">by the first week of June<\/a>, but we are yet to hear anything from the ministry or from Covax.<\/p>\n<p><strong>Luckily for us, we have other sources:<\/strong> China has sent over more than 2.1 mn <sup><\/sup>Sinopharm and Sinovac vaccines, while Vacsera\u2019s production facility is expected to produce 6 mn shots of Sinovac by the end of the year. The US is also <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/4fada609-197a-4763-a09a-d52bddaf9b2d\">going to donate some<\/a> of its surplus to us, but given that we\u2019re splitting 14 mn shots between at least 30 other countries, the shipment will be relatively small.<\/p>\n<p><strong>What\u2019s the solution to all of this? Take a leaf out of China\u2019s book.<\/strong> Beijing has now handed out <a href=\"http:\/\/en.nhc.gov.cn\/2021-06\/21\/c_83920.htm\">more than 1 bn vaccines<\/a> to its citizens. As this graph in <a href=\"https:\/\/www.axios.com\/china-1-billion-vaccination-rate-d34c6476-352e-48d2-9fc2-f84bc71f2f89.html\">Axios<\/a> shows, China\u2019s vaccination campaign has left the US, the EU and India in the dust, administering 500 mn doses in just one month. As of Wednesday, more than 945 mn doses were administered in China, which is 3x the doses given in the US, and almost 40% of the 2.5 bn shots given globally, according to <a href=\"https:\/\/edition.cnn.com\/interactive\/2021\/health\/global-covid-vaccinations\/\">CNN\u2019s covid-19 tracker<\/a>.<\/p>\n<p><strong>How did China manage it? Local production<\/strong> \u2014 a model Egypt is going to follow as we look to make a jab from Sinovac at Vacsera. The first batches should be rolling off the lines these days and could be distributed as early as next month of quality control checks go well.<\/p>\n<p><strong>The Health Ministry <\/strong><strong><a href=\"https:\/\/www.facebook.com\/egypt.mohp\/posts\/117724480538775\">reported<\/a><\/strong><strong> 498 new covid-19 infections yesterday<\/strong>, down from 509 the day before. Egypt has now disclosed a total of 278,295 confirmed cases of covid-19. The nation\u2019s capital was ranked 137 out of 209 global cities in the annual report, down 11 spots from 2020. The findings are based on the prices of more than 200 goods and services in each city including housing, transportation, food, clothing, household goods, and entertainment. The consultancy firm compiles the report each year to help multinationals calculate how much to pay expat employees.<\/p>\n<p><strong>Cairo is the fifth-cheapest Middle Eastern city listed on the index<\/strong>, behind Tunis, Algiers, Istanbul and Rabat.<\/p>\n<p><strong>The three most expensive global cities for expats are:<\/strong> Ashgabat, Hong Kong, and Beirut. The Lebanese capital is now the most expensive in the region, climbing 42 places on the index due the ongoing economic crisis and the collapse of its currency. Beirut is followed by Tel Aviv, which is ranked 15 globally. in line for a full post-covid recovery? Savills seems to think so: <\/strong>Egypt\u2019s five largest listed real estate companies <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/adf770c2-2bce-4f22-8c82-dcf295b06647\">reported a combined drop in profits<\/a> of around 31% in 2Q2020 due to the covid-induced economic slowdown. In<sup><\/sup>itial sales dropped and deliveries were delayed, while a \u201cfear of buying\u201d spread among customers.<\/p>\n<p><strong>But almost a year has since passed, and plenty appears to have happened to turn the market around:<\/strong> Lockdown measures were eased; <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/5662d281-1e6f-4604-b559-ae1ac16ce3be\">interest rates were cut 50 bps<\/a> in November, we saw the launch of <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/26bb8917-5055-4aec-a842-5958e274a315\">capital mortgage companies<\/a> and <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/5d925b84-7945-447e-a88e-c1246d9bbd27\">real estate SPVs<\/a>; and finally, a <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/807a0ce0-3a30-4c13-a215-c7d0458b5d1f\">CBE mortgage financing program<\/a> was launched in March. Now we\u2019re seeing more international corporations looking to set up shop in Cairo office spaces, new asset classes for residential buildings emerging, and a near-perfect occupancy rate of retail outlets and strips, according to Savills\u2019 2021 report <sup><\/sup>on the Egypt property market.<\/p>\n<p><strong>By 2025, Savills predicts Egypt\u2019s real estate sector will see much more high-income, mixed-use, and retail strip developments in East Cairo,<\/strong> according to the global property advisor\u2019s report. The report tells us that the residential market in Greater Cairo may likely face a supply surplus, despite a demand increase. Office spaces will grow tremendously in terms of amount of mixed-use sqm, as foreign companies resume expansion plans in Egypt after a covid-induced halt. Retail spaces across Greater Cairo will move towards retail strips and open shopping streets.<\/p>\n<p><strong>We will see almost 7.6 mn homes across Greater Cairo, compared to the current 7.1 mn homes by 2025<\/strong>, Savills writes. Grade A (high-end, luxury homes) homes will increase to almost 170k in West and New Cairo, from almost 70k currently. Residential demand is expected to grow resiliently throughout the post-covid recovery, but a supply surplus may be in the books, Savills writes in its report. Demand for residential homes will remain concentrated across the mid- to high-end segment, attracting mainly the top income category of the population. But with the large inventory of new projects rolled out across several areas and market segments, a surplus will definitely take place, the company states.<\/p>\n<p><strong>Serviced residences will grow faster in Egypt than anywhere else in the world. <\/strong>In the long run, organized and Grade A developments, as well as serviced residences are expected to gain popularity. More mid-to-high projects will be delivered in the next few years, while new types of real estate products, such as branded residences (think Four Seasons residence, etc.) are becoming so popular that the sector is forecast to grow faster in Egypt than in any other country in the world over the coming four years, Catesby Langer-Paget, who heads Savills Egypt, writes.<\/p>\n<p><strong>Consequently, areas like West Cairo and New Cairo are where we should see the most growth, <\/strong>while the rest of Greater Cairo appears to be saturated with limited supply. This is also thanks to a strong push by the New Urban Communities Authority (NUCA) and other governmental authorities making land available to a number of private developers for master plan projects.<\/p>\n<p><strong>Office space will increase to over 4.5 mn sqm in Greater Cairo by 2025, compared to today\u2019s 1.7 mn sqm.<\/strong> \u201cMixed-use office parks\u201d is the new buzzword for corporate tenants seeking office spaces. Developers and occupants are moving towards office parks that offer amenities and sufficient parking. These developments have witnessed skyrocketing prices over the past year, due to high demand. Developers usually offer part of their parks for sale, while leasing the remaining space.<\/p>\n<p><strong>And this is being driven by more foreign corporate residents: <\/strong>Foreign corporations and investors have increasingly been either setting foot in Egypt or expanding their footprint, Langer-Paget says. Recent years have seen multinational companies moving either to East or West Cairo, abandoning Downtown Cairo and Giza, with East Cairo becoming the preferred destination, thanks to its proximity to the New Administrative Capital and Cairo International Airport, according to the report.<\/p>\n<p><strong>Just in time for a post-covid recovery: <\/strong>Although the pandemic has put some expansion plans of multinational companies on hold, confidence in the Egyptian economy\u2019s growth has pushed global firms to resume their plans. The product offering has thus changed towards \u201cmodern investment grade and integrated developments to match the international corporates\u2019 requirements,\u201d Langer-Paget adds.<\/p>\n<p><strong>This clearly has had an impact on prices:<\/strong> New Cairo boasts the highest office rents, with an average of EGP 450 per sqm\/month, an increase over an average of EGP 350 per sqm\/month in 2019, <a href=\"https:\/\/enterprise.press\/hardhats\/can-smes-get-around-expensive-office-space\/\">we previously wrote<\/a>. Today, the price can jump to about EGP 650 in certain neighborhoods. Lowest average office rent can be found in Mohandessin and Maadi at EGP 350. This comes off the back of an expected increase in consumer spending. As consumer spending goes up, demand for retail centers focusing on F&B and family entertainment concepts will remain strong.<\/p>\n<p><strong>And the proof is in the pudding: <\/strong>Major malls and retail strips are seeing an average occupancy rate of over 90%. Galleria40, Tivoli and Waterway even boast a 100% occupancy rate, Savills suggests.<\/p>\n<p><strong>Egypt\u2019s real estate market shows little sign of slowing down, <\/strong>the report tells us. And while a lot of the policies we mentioned earlier in the piece have contributed to this, Savills sees the fundamentals as being the main driver for this growth. Namely, a young population with many still yet to enter their prime earning and purchasing years, and steady economic growth. Add to that, the very real perception that real estate is a safe and preferred investment asset that has been steadily rising since the EGP float back in 2016.<\/p>\n<hr
