From a huge new Sahel megaproject to investments in multiple sectors including manufacturing, it looks like 2026 is gearing up to be a very fruitful year for Qatari-Egyptian business relationships. <\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\">\n<p class=\"tag-border-left\">THE BIG STORY TODAY-<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"> ? <strong>Egypt expects to land c.USD 10 bn in Qatari investment by the end of <\/strong><strong>2026<\/strong>, a senior government official tells EnterpriseAM. The inflows will be a mix of sovereign and private capital, with the lion's share coming from state-affiliated entities.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Officials expect Qatari companies in manufacturing, ports and logistics, and <\/strong><strong>hospitality to invest a combined USD 2.0-2.5 bn<\/strong>, but entities affiliated with Qatar\u2019s government are on track to cut the biggest checks. have created new pathways to property ownership, with fractional investment emerging as a compelling alternative to traditional whole-property purchases.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>Players like Madinet Masr, Bonyan, Nawy, and Partment are redefining what it means <\/strong><strong>to be a real estate investor in Egypt.<\/strong> Madinet Masr President and CEO Abdallah Sallam told EnterpriseAM in May that fractional ownership \u201crepresents a significant leap in Egypt's real estate investment market,\u201d while Bonyan CEO Tarek Abdel Rahman maintains that Real Estate Investment Trusts (REITs) have a permanent structural advantage even when regulations level the playing field.<\/p>\n<p class=\"tag-border-left\">Understanding your investment options<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>#1- Fractional property investments allow you to purchase shares in a property <\/strong><strong>alongside other investors through digital platforms.<\/strong> Initial investments start from EGP 20-50k depending on the platform. Sallam says this model \u201caims to enhance financial inclusion [and] diversify funding sources to drive economic growth and unlock new investment [options] for a wide range of investors.\u201d<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>This investment type lowers the barrier to entry<\/strong>, with Nawy Shares dividing properties into 20-40 shares per unit, while Partment offers co-ownership of second-home properties at a fraction of full ownership cost, addressing the need to invest and preserve money value, Partment co-founder and CEO Nadim Nagui told EnterpriseAM. The company\u2019s latest product, PartmentX, allows for \u201cinvestment-only\u201d fractions, participating in high-value real estate investment while benefiting from Partment\u2019s signature property and rental management.<\/p>\n<p style=\"padding:0;margin:0;line-height:1.15;orphans:2;widows:2;text-align:left\"><strong>#2- Time-share properties provide guaranteed usage rights for specific annual <\/strong><strong>periods without actual ownership<\/strong>, unlike fractional investments, where you own a portion of the asset. Initial investments vary but are typically lower than full property purchases. Time-shares offer predictable vacation accommodations, but generally lack appreciation potential and have escalating maintenance fees.
