The program, launched last year as part of the bank\u2019s wider covid stimulus program, is now set to wrap up at the end of June. The bank also handed down today changes to how banks can extend credit to real estate developers. We have chapter and verse on both stories in this afternoon\u2019s Speed Round, below.<\/p>\n<p><a class=\"content-anchor\" id=\"tldr-story-03\"><\/a> <strong>HAPPENING NOW- <\/strong><strong>Egypt will try to speed up the implementation of the Universal <\/strong><strong>Healthcare Program to cover all governorates in 10 years<\/strong>, as opposed to the previously planned 15 years, President Abdel Fattah El Sisi said in a speech in Alexandria during the inauguration of Ismailiyah Integrated Healthcare Complex and other medical centers in the area. El SIsi also thanked healthcare workers and outlined steps his administration has taken to keep Egyptians safe and healthy during the pandemic.<\/p>\n<p><strong>BACKGROUND- <\/strong>The Sisi administration <a href=\"https:\/\/enterprise.press\/stories\/2019\/09\/17\/egypt-mulls-amending-corporate-healthcare-tithe-to-impose-egp-10k-cap-across-the-board\/\">started<\/a> its governorate-by-governorate rollout of the new national healthcare system in 2019. <a href=\"https:\/\/enterprise.press\/stories\/2019\/07\/14\/egypt-to-clarify-role-of-private-sector-in-universal-healthcare-system\/\">Under the scheme<\/a>, the state will contract out the delivery of healthcare services to private sector hospitals that have signed up to provide services under the Act. id=\"tldr-story-01\"><\/a> <strong>Tourism wage support initiative to end on 30 June \u2014 or when the pot is <\/strong><strong>empty. <\/strong>A program by the Central Bank of Egypt (CBE) to give tourism companies access to subsidized lines of credit to cover wages, maintenance expenses, and operating costs is due to run its course at the end of June, two weeks later than previously planned. The cut-off date could come sooner if the EGP 3 bn allocated by the CBE runs out, according to <a href=\"https:\/\/www.cbe.org.eg\/en\/Pages\/HighlightsPages\/Circular%20dated%2015%20February%202021%20regarding%20amendments%20on%20tourism%20sector%20initiative.aspx\">a circular to local banks<\/a>. Companies are also now no longer tied to <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/4ab581e1-1144-4d1e-a2ce-9b1aee8dd5b1\">six months\u2019 worth of salary payments<\/a> and can take out up to EGP 30 mn each to cover wages following changes outlined in the circular. They would be allowed up to EGP 40 mn if they have subsidiaries or other \u201crelated parties.\u201d<\/p>\n<p><strong>Background: <\/strong>The central bank\u2019s bailout program was part of its far-reaching stimulus program in the early days of the covid-19 pandemic as a scheme that existed pre-covid and saw EGP 50 bn available in affordable financing for tourism infrastructure work was expanded back <a href=\"https:\/\/enterprise.news\/egypt\/en\/news\/story\/7556d5f4-f4be-40a0-b383-00d317400ee5\">in March 2020<\/a>. This allowed access to non-investment loans to pay wages, supplier commitments, and maintenance.<\/p>\n<p><strong>GOOD NEWS FOR THE REAL ESTATE INDUSTRY: <\/strong>The CBE is now allowing banks to finance homes that would be built under revenue-sharing models, it said in <a href=\"https:\/\/www.cbe.org.eg\/en\/Pages\/HighlightsPages\/Circular%20dated%2015%20February%202021%20regarding%20Amending%20Real%20Estate%20Developers.aspx\">a separate circular<\/a>. Banks were previously only told to greenlight loans for developers that own the land or had been allocated it directly by the state. Now, changes to financing regulations for real estate developers will allow loans to residential projects where a developer partners with a state-owned or private company that would own the land, provided all parties are sufficiently creditworthy.<\/p>\n<p><strong>Banks were also instructed to get the developers to open escrow accounts to collect <\/strong><strong>payments from homebuyers<\/strong> and a separate account for project-related expenses. This came after the CBE said it would ensure real estate developers stick to advertised construction and delivery timelines and use bank financing for nothing other than the project.<\/p>\n<p><strong>Another change allows banks to finance land installment payments. <\/strong>This will be possible only if a developer is facing liquidity shortages, the project is on land owned by a state body, and the developer\u2019s cash-flow and financial position ensures repayments.<\/p>\n<p><strong>Who benefits? Real estate developers engaged in revenue-sharing projects with the <\/strong><strong>government<\/strong> as bank financing will ease some of the pressure on liquidity amid challenging sector conditions and allow them to meet scheduled deliveries. The company\u2019s founders say they bootstrapped another USD 20 mn into the business in the form of proceeds from their sideline in microchip design, which has thrown off liquidity that they funneled into their core product activity. I focus on Egypt and my specialization is in macro, but we\u2019re aiming to venture further into the region in the coming period, starting with GCC countries.<\/p>\n<p><strong>Joining Prime was my shift away from academia<\/strong> \u2014 I was previously a teaching assistant at MSA University while studying for my master\u2019s in economics from Cairo University. Having a theoretical understanding of economics gives you a better oversight of the real world mechanisms while also helping you see other execution strategies. I also enjoy using what I do at work to help people who ask me for advice.<\/p>\n<p><strong>The most frustrating part of my job is when I realize I don\u2019t have recent data to analyze <\/strong><strong>the whole picture.<\/strong> If I could add any indicators to the market, I would start with retail sales and labor market data. While the financial sector is very important of course, I believe the real economy is a door to understand what\u2019s really happening on the ground.<\/p>\n<p><strong>When recommending an investment I always try to get a sense of the type of asset the <\/strong><strong>investor is looking for and the purpose behind it.<\/strong> If they want a quick return, my recommendation will be much different than for an investor who's looking long-term. I ask questions such as what extent they can tolerate risk and how they weigh between risk and return.<\/p>\n<p><strong>I use a cost-benefit analysis to decide on anything in my professional and personal life. <\/strong>That\u2019s what\u2019s in my head if I\u2019m deciding how to call an investment \u2014 or whether I should go out with my friends later tonight. However, it was a bit more tricky during the covid-19 pandemic when there was such a fundamental uncertainty that most cost-benefit analysis couldn\u2019t be accurate.<\/p>\n<p><strong>At that point, I began recommending safe haven assets such as gold as a long-term <\/strong><strong>investment. <\/strong>When the uncertainty lifts a bit, I do believe<em> <\/em>that we\u2019ll return to being able to more accurately calculate risk. In general, I\u2019m pro long-term investments.<\/p>\n<p><strong>I believe that commodity trading is an undiscovered gem for investment <\/strong>and that if you\u2019re familiar with the local and global markets you\u2019ll be able to gain high returns from them. That said, I also think we should focus on human and social capital.<\/p>\n<p><strong>2021 is the year of unclear skies in Egypt and beyond.<\/strong> I don\u2019t think this will be the year of Egypt due to covid-19 and its implications. Without the pandemic, 2020 could have been the year of Egypt, but the timeline has been pushed back a few years. I would go as far as to say that Egypt won\u2019t have \u201cit\u2019s year\u201d until at least 2023.<\/p>\n<p><strong>If I wasn\u2019t focused on Egypt, I would have liked to focus on Africa as a whole.<\/strong> I believe the continent\u2019s markets have a lot of overlooked potential that needs a spotlight.<\/p>\n<p><strong>If I wasn\u2019t an analyst altogether, I would have liked to work at an NGO for social <\/strong><strong>development. <\/strong>More specifically women empowerment and gender protection. I like my work to help people.<\/p>\n<p><strong>When I\u2019m not on the clock, I like to bike.<\/strong> I\u2019ve also started going on rides with friends on weekends and my last ride was at the Wadi Degla Protectorate in Maadi.<\/p>\n<p><strong>The last great thing I watched was a documentary called <\/strong><strong><a href=\"https:\/\/www.imdb.com\/title\/tt1593775\/\">Return to El Salvador<\/a><\/strong> which covers the period after the civil war. I\u2019m a big fan of documentaries in general and especially ones that cover these transitional periods.<\/p>\n<p><strong>I\u2019ve read quite a few good books in the past few months.<\/strong> I\u2019m currently reading the <a href=\"https:\/\/www.amazon.com\/Description-LEgypte-publie%CC%81e-Napole%CC%81on-Bonaparte\/dp\/382283775X\">Description de l'Egypte<\/a> series that included memoirs of people who lived in Egypt during the French occupation. I\u2019m a big fan of historical books that include firsthand accounts of major events. One of my favorite writers is Elif Shafak and I recently read her book <a href=\"https:\/\/www.goodreads.com\/book\/show\/98920.The_Bastard_of_Istanbul\">The Bastard Of Istanbul<\/a> that describes her relationship with her home country. Finally, the book I always pick up whenever I\u2019m struggling or whenever the world feels heavy on my shoulders is <a href=\"https:\/\/www.goodreads.com\/book\/show\/4676249\">The Open Door<\/a> by Latifa Zayyat. The book speaks to me personally and I often wish I had existed at that time and participated in its events.<\/p>\n<p><strong>My trick to staying organized is always to promise myself a treat once I finish a task.<\/strong> It ensures I stay committed even if it's as little as promising myself a bar of chocolate. Of course, this comes after I prioritize my day and have everything in a checklist. I\u2019m also a big fan of deadlines and even make sure to ask for one at work.<\/p>\n<hr class=\"grey-line\">\n<p><strong>The EGX30 rose less than 0.1% at today\u2019s close<\/strong> on turnover of EGP 1.4 bn (2.7% below the 90-day average). <\/strong>Yes.<\/p>\n<p><strong>Are you going to be building financial models on an iPad? <\/strong>Nope. Microsoft has hobbled macros (among other functionality) in both the native iPadOS app and the Office 365 version that runs (very smoothly) in Safari.<\/p>\n<p><strong>So what can you do on an iPad? <\/strong>For starters, you can make Enterprise \u2014 we\u2019re writing this story on the iPad Pro, in Google Docs running in Safari \u2014 or to manage your website. It\u2019s our \u201creal\u201d computer about 40% of the time (a 16\u201d MacBook Pro does the rest) and our \u201cevenings and weekends\u2019 computer 100% of the time. It\u2019s also the only device we\u2019ll take with us when we next travel (whenever the hell that will next be) now that you can directly ingest images from SD and CFExpress cards into Lightroom. It\u2019s a video and photo-editing suite, a text editor, the platform on which we most often run Excel and the only way we read books these days.<\/p>\n<p><strong>You\u2019ll need some essential equipment to use the iPad Pro for work. <\/strong>For us, that\u2019s Apple\u2019s new(ish) Magic Keyboard for iPad Pro, which fits the 2019 and 2020 models very nicely (there are versions available for both the 11\u201d and 12.9\u201d models). <strong><a href=\"https:\/\/sixcolors.com\/post\/2020\/04\/magic-keyboard-ipad-pro-review\/\">It gives you a very nice-feeling (and sounding) keyboard and a trackpad<\/a><\/strong><strong>. <\/strong>We also use <a href=\"https:\/\/www.amazon.com\/Adjustable-Upgraded-Greater-Stability-OMOTON\/dp\/B08LYSTZV9\/\">this stand<\/a> on occasion and have been known to hammer away at a <a href=\"https:\/\/www.daskeyboard.com\/daskeyboard-4-professional-for-mac\/\">mechanical keyboard<\/a> (and we\u2019re debating <a href=\"https:\/\/www.youtube.com\/watch?v=yd4T78x6Zhc\">building one from scratch<\/a>, but that\u2019s another sickness for another day) and wireless Magic Mouse alongside the Apple Pencil.<\/p>\n<p><strong>But Enterprise, I tried to get Docs running in Safari and I keep getting kicked to <\/strong><strong>Google\u2019s really crappy iOS app. <\/strong>First, make sure you\u2019re running iPadOS 14 \u2014 its version of Safari tells Google that it\u2019s a Mac. Next, don\u2019t go to <a href=\"http:\/\/www.docs.google.com\">docs.google.com<\/a> \u2014 you want to go open <a href=\"http:\/\/www.drive.google.com\">drive.google.com<\/a>, then navigate to the Doc you want to open. Tap it and it will open in a new tab, ready for you to edit. Tap the prompt at the bottom of the page to tell it you don\u2019t want it to open the Docs app and you\u2019re good to go.<\/p>\n<p><strong>Okay, but why would I want to do real work on an iPad Pro? <\/strong>You may not \u2014 not if you love Windows (we\u2019ve heard it\u2019s possible) or can\u2019t get used to anything other than MacOS\u2019 paradigm for how you get things done. But between fantastic apps, a desktop-class browser, the ability to sketch and take hand-written notes, we use it to take notes during interviews and calls, mark up design concepts, write and edit, share files, and more during the workday. Excel is more than up to the task of letting us open and read income statements and the like, and both Gmail and Outlook run nicely in the browser as well as on dedicated email apps.<\/p>\n<p><strong>But the iPad Pro\u2019s superpower? Context shifting. Need to mark up a website concept, <\/strong><strong>PDF or PowerPoint deck?<\/strong> Snatch the tablet off its keyboard base, grab the Pencil and go to town. <strong>Reading Enterprise? <\/strong>Put your feet up and get to it. <strong>Time to reply to an email? <\/strong>Back onto the keyboard to hammer away with maximum efficiency. <strong>Want to watch a show in bed \u2014 or on the plane? <\/strong>Put the keyboard away and you have a gorgeous, immersive screen. It lets you move with ease from the car to the office, from the meeting room to your desk, from your home office to your kitchen breakfast bar.<\/p>\n<p><strong>And don\u2019t even think of getting the WiFi-only model. <\/strong>You want to be able to jack into the interwebs whenever you want, whether that\u2019s to catch a flick, do email, log into <strong>WhatsApp Web <\/strong>or start working on PowerPoint that resides in your OneDrive or a Slides deck in your Drive. That means you want always-on LTE.<\/p>\n<p><strong>You\u2019re not the only geek doing this, are you? <\/strong>Nope \u2014 and you won\u2019t be, either.
